I'm cashing out of london now because I think the bubble will burst. might not be anytime soon or even in the next year or so but burst I reckon it will do.
i'm in victoria park and mines going on the market shortly. the agent advises to put it on for mid 400s which is what we will do.
if he is right we should walk away with 280k in equity to put into the next place (out in the sticks but still in commuter-ville).
thats pretty mental when you think about it after only living there for 3 years. its sort of like winning the lottery. but instead of feeling elated I feel pretty depressed about the situation, which is weird.
2 bed with a roof terrace? Might of just got an email about it... I'm expecting a slow down but not a crash. The problem is all houses/flats in London have risen by the same about so you esencially have "house tokens" as opposed to cash.
Day dreaming about selling up and moving back to Norwich.... its SO cheap there its insane...

I can't see a crash happening in London like it happened elsewhere (Grandparents' place in NI, put on for £500k, sold for £210k - over a two year protracted mission). It will continue to rise, just not as meteorically.

My upstairs neighbour's flat sold under a year ago for 380k I thought that was a good enough price for me to sell mine at so I have been working to do the place up for several months now. My across-the-hall neighbours much smaller flat is now on sale for 450k. Mine is nicer than either. Only the flooring and paint in two rooms to finish after next week. But that's going to be a pain in the arse.

There is a new shop space on Roman road, if Tesco or someone buy it up I will defo flip out, so many good local shops will suffer...
The old Safeway? There are indeed plans for that to be a Tesco village including accommodation. Dunno what stage the plans are at.

Cheers, in the hands on the solicitors now, annoyingly. But I've said we can move ASAP which is what the vendor needs. Our tenancy agreement currently needs at least a full calendar month's notice so even if I give notice now, I will have to pay for the whole ofAugust's rent, which we are prepared for. Because of that, if there is an overlap I'd like as much of one as possible to take the time pressure off getting our shit out of the flat and getting it cleaned.
Found some decent looking end of tenancy cleaning firms through Google but if anyone has any recommendations, fire away.

Don't forget your first months mortgage payment may be higher then expected depending on timing, our first payment was 1 full month mortgage + 11 days interest (moved in on 19th of the month). If you are already aware please ignore.

I would use the cleaners who cleaned it prior to you moving in (generally recommended to the previous tenant by the agency), but make sure you're there when they go through the place. It might be wise to go through the check-in inventory and look at what was originally on that too in order to tidy up or repair any little monsters that might've appeared during your time there.
I guess it depends on your relationship with your landlords - we had one who was a right cunt and tried to claim our deposit for works he intended to carry out. He hadn't decorated the place since the early 90's...

Our purchase fell through. Back to square 1, although the mortgage company said we may as well continue the application and get all our paperwork checked over then they can put it on hold for up to 6 months.

If you are the most annoying customer they will sort you out first. There will always be someone else who nags more than you unless you try to be that person.

Had another form to sign which was scanned, emailed and posted back to the solicitors today. Will be calling them to make sure they acknowledged receipt of it tomorrow.
I have the vendor's personal mobile number. How bad form is it to ask them how they are getting on at their end?

This is an extremely valuable piece of advice, because it then allows you to go into the office and ask: "Why are you avoiding my calls?"
Alternatively, try and deal with the sales or branch manager. Better still, if they're using a "deal chaser" deal with them solely. Don't bother with the agent any more.

re calling the vendor: In my opinion it is not bad form in anyway. You are spending a sizeable portion of a MILLION POUNDS. If you want to talk to the vendors you bloody well can. Agents can get to fuck.
In any other transaction of this size you would be playing golf with the vendor and flirting with their first born.
