  • Uzma was efficient - our previous conveyancer was my good friend and so I think we were a little spoiled. @jonny gave her a great review and I trust him so that was good for me (think there was another who’d followed his recco). Her firm was acquired halfway through our purchase so I can’t say if fees/platform etc are all exactly the same but I would recommend her.

  • Bathroom supplies... what do folks recommend? Taps are sorted, as is basin, but I'm at a loss with inset baths... C.P.Hart have a pretty limited range and googling only brings up bargain basement options. Duravit do a bath which looks ok, but not quite right.

  • That towel radiator is rubbish. It doesn't have enough surface area to be very efficient.

  • For inset baths try Kaldewei or Bette.

  • Beyond the north circular...

  • we’ve had a few estate agents round with many different strategies:

    • Take current listing down imminently (next weekend) - they start contacting their user base from when our contract expires (4th jan) for 10 days before they list it on rightmove etc - relist it back at 350k (was 350k, we dropped to 340k), agent is a big london wide agent but no immediately local office
    • Launch on the 4th at OIEO 325k in the hope you can drive price up to 335/340, agent has strong local present but isnt a big name
    • Launch on the 4th at 340k ideally having our advert being down for at least a week beforehand, agent has good local presence and larger london presence

    Heard lots of conflicting info, our current agent obviously wants to keep the listing online for the boxing day-new year period, but two of the new companies said that the enquiries from those days are mostly ‘bored’ people not serious searchers, but then they have incentive for that period to have no eyes on the flat.

    I can see the benefit of having a gap between the listings, but I don’t know when the ‘right’ time is.

  • Felt pretty good about myself after that. Came out to drive home and someone has smashed into my car and drove away. Massive dent in the front wing.

    Dado rail and coving is going in at the moment. My carpenter said it takes him too long to do the curved wall in our hallway so will cost extra. Took a look and it looks feasible to do it myself, so having a crack at it tomorrow.

    Planning on doing it by hand as the dado isn't that thick and if you go too far it'll just snap when it bends.
