Boilers broken. There's water coming out of a join on a pipe going from the heat exchanger to the flue pump thing.
The join is rusty.
It's the base of the pipe in the middle of the pic.

Cat5 cabling... (probably Cat7 these days)
floors are up and skirting being redone anyway, so I guess it's just a case of some plastic conduit under the floor, then run the cable and terminate... any particular considerations?

Go for solid-core cat6. It's more than enough for gigabit ethernet and much cheaper and easier to work with than cat6a/cat7 - last I heard (although I left the industry 18 months ago), cat7 wasn't formulated as a standard and most manufacturers were having problems even passing cat6a testing.
Try not to exceed 90m in one run (unlikely in a house anyway) and get a cheap tester so you're not tearing your hair out trying to figure out why it's not working! -

Cheers, didn't even know there was solid and stranded (last time I cabled an small office was well over a decade ago - around the time 11mpbs wireless was shiny and new - and hopelessly slow).
Length should be fine, will be patching everything under the stairs in the middle of the house, so I expect it'll be ~20m at most. Though maybe I should run some cables into the loft in prep for next year's planned extension. Still, nowhere near 90m. -

Future proof it whilst it's empty and you've got the floors up.
It was a fucking nightmare, but my Brother's got Cat 5 throughout the whole house - even up on the roof terrace.

Do I need HDMI? Thinking if there's enough Cat6 then I could use something like this

Anything else I'm missing while the laminate is being replaced. Underfloor heating already on the list.

I much prefer installing a high grade wireless network with APs under floors and in the loft. Ok, it costs a lot more to do but you can't beat having fast enterprise grade wifi.

@Stonehedge I'd still take wired over wireless I think, especially as one thing I'll be using is a Steam Link to stream the pic from gaming PC upstairs to TV downstairs. Latency on wireless still seems to suffer from spikes. Router is decent if not enterprise - Netgear R7000 Nighthawk (AC1900).
I'm also getting pissed off with patchy Windows 10 drivers so hanker for the simplicity that plugging in a cable gets. -

HDMI doesn't really have standards for distance, as far as I know, but you're looking up to 15 meters for high speed HDMI cables.
You may get noise and attenuation if you are using long unshielded twisted pair cables, I guess.

So the new boiler went in and everything is working fine. Until....
Downstairs neighbour just told me there is a leak going into her kitchen. Phoned the plumber and he's coming over.
Is it his liability to sort out the damage caused by the leak? I've not been in this situation before. -

HDMI doesn't really have standards for distance, as far as I know
HDMI is specified by performance rather than a specific distance IIRC, so if you could get a 5 mile HDMI cable that met the specs it would be compliant. 15 metres seems about the max in real life though.
Then again, I have no HDMI devices so I'm speaking from a position of mostly ignorance and no experience.
