I just turned on the hot tap in the kitchen for the first time today and it took about 10 seconds for the water to get too hot to touch. Not sure about the first floor bathroom as it's being built atm.
Once the tap's been on once though it seems to heat the water up straight away after that.

Just leave a hot tap running in every room. Problem solved.

Floors or painting?
I spent quite some time handling art, and it's just really strange. It's not like that stuff is hard to move.
But of course you can dust paintings. -

I have a System boiler and tank, but had a secondary pump installed on a timer on the hot water feed. Timer is set to coincide for when we shower in the evening / morning. Boiler is in the basement and it’s a 3 story house. Works fine, takes a while to get the hot water through if it’s not at the right time though…kitchen is closest to basement. Hot water in no time

Starting to look like house again upstairs. Working from home really has been a godsend with all this, so many little tweaks that I didn't think about when putting it all down on paper.

I’m afraid it was a bit of a labour of love, I wouldn’t do them as a commission. TBH it’d probably prohibitively expensive if I priced it up properly.

has anyone got a party wall surveyor reccomendation? Property is in South West London so ideally that way but not sure that location is totally nessecary
