Thanks!
I am aware I am a massive pain as a client as I want everything too line up (aware the tap and spout are not quite where they should new ideally - 25mm higher) but have managed to work with the guy (who is dead nice) to get lines converging at the right places (have 3 plains to take into account).Couple more pics. Reeded glass and white flush plate as I felt brass would be too much.

My extension was designed so it has an ply edge running from the front right corner around 3 walls and to the back right corner, connecting door thresholds to the kitchen worktop.
I care about those kinda details too much but didn't have the money for that level of planning for the bathroom.

That sounds expensive that sentence.

Yeah, my girlfriend is part way through a kitchen extension having had an architect do the initial plans.
This lot doing the work
https://builders-team.co.uk/It's expensive. Not necessarily expensive for what it is, but still expensive...
I'm not sure I have the eye or the wallet for the full architect experience

Not 100% I think that will come through stage 4 - which is post plan submission. We've got a pretty detailed outline of how each stage works. Yeah we decided to lose the existing downstairs wc to make way for a buggy store/boot room and not mean having to enter at the side and come round the back through utility room. @chrisbmx116 knows more about the exact way the project would run...

I wish we’d got someone in to handle everything from design to build now.
Couldn’t have afforded it but it would have been nice.
Today I’m sinking fast trying to coordinate windows with the joiner who our builder recommended, who happens to know the guy making the windows. Quite often I am the last person to know about the windows.
Oh and finding somewhere to live with two dogs when they knock through in eight weeks. Aaaaaaaaarrrrrggggh.
And putting down down pipe work for underfloor heating.
(Why am I titting about on Lufguss and watching cricket?????).

Thanks - yep we'll be moving out for a while but wanted to just get it done in as much of one big chunk as possible. Will see if we come to regret. Need to think about sink/hob - Im fairly set on the Gaggeneau Vario system for mix of induction and gas burners and not wanting a small sink because they suck. Venting from an island does seem a bit of a pita and I'd rather spend that money elsewhere.

Yeah - it's a lot but with the idea of this thread providing tangible info for others thought I would do it and risk multiple golf club entries. It's more than we want to spend and more than I believe is advisable so need to get it down to close to original budget but if we live here for 7-10 years then it seems a worthwhile investment to get it how we want and future proof it a bit (currently just 2 of us). I think we might have a small phase 2 which could include bootroom, and work on the living room if necessary which might help us save a bit more.

We have our hob on our island partly because cooking is somewhat a social activity, and I wanted the #aesthetic of a nice extractor hood over it. We were lucky that the existing joists ran in our favour allowing the flue to duct out within this zone. There is nothing social about washing and it just becomes a dumping ground if placed on an island as someone upstream said.

Distraction stress coping mechanisms. Have you tried masturbating?

Totally. No judgement! It’s just scary when the total is spat out after the fun bit of deciding what you want.
We’re in the process of buying a much-abused 1920s four-bed, with a horrible bolted on extension and a floor plan that makes no sense (clear windows from downstairs shower room into family room, lolwut?). I’ve envelope doodled it into something useful, but it’s a lot of faff for not much extra sq/ft. Hopefully it’ll be a 20-year house so I’m keen to do it properly, but despite a general reluctance to compromise I can only dream of it being done 300k properly. As we’re now out of London I’m at least optimistic that the builder costs will be lower than what I’m used to, but it’s still levelling and rebuilding a 10x4m single-storey extension, stretching out the two-storey extension to something that’s actually usable and knocking some internal walls. Going to be messy. I’m looking forward to having a nice chat with a professional once I’m holding the keys.

Bathroom suppliers- who have people used? My Architect has come back with some supply quotes from CP Hart, and they are predictably expensive. Where else is worth looking at?

Thanks -I should have said Im in Stockport, so it'd need to be somewhere that will deliver nationwide....

I’m down the road in Whaley. We used Buxton Building Supplies who were really knowledgeable and helped us save a few quid on top of the Burlington sale.
Fountain Bathrooms in New Mills have got a good showroom but the guy I spoke to in there was a bellend so I didn’t fancy giving him my money.
Have you got a fitter lined up? They should be able to help.
FYI decent bathroom fitters in this part of the world seem to be booking work for October at the moment.

We use City plumbing, they have a showroom in a lot of branches too. I’d say not the cheapest but nothings cheap now

Thanks Both- I'll take a look.
@%~} - Yes, fitter is lined up, it part of a bigger project. We booked them in last Sept/Oct and they start in April. So quite a wait for people who seem decent.
@konastab01 - and don't I know nothing is cheap any more ;(. Stuff like insulation is up 30% from my original quote last year.

Stockport FTW. I spent five years living in Shaw Heath getting fat from Pilkingtons butties and pints of Robbies in the Florist.
Liking that. Very miminal
