They offered that to us when they opened in Tooting, think that its standard to get properties onto the books quickly.

Underwriters doing my head in over proof of address. If I invite them round for a cup of tea and a chat with the neighbours do you think they'll believe that I haven't inexplicably moved in the last 3 months, having already proved to their satisfaction that I've lived at the same place from Feb 2012 to the end of 2014?

so my builder tells me that the previous tenants have done something dodgy with the electrics and have removed a 'henley box' or fuse part where the mains electric enters the house. i think they've basically connected into the mains and by passed the meter for a few circuits, and maintained the feed through the meter for the remaining use. effectively paying for some and not paying for some.
spoke to the electricity provider (isupplyenergy - (don't use them)) and the berd on the phone didn't have a clue what i was on about, so i told her to just google the term henley box anyway...
nevertheless she is claiming that i'll have to cover a call out charge and cost of fixing it.any idea where the liability lies and if i definitely have to pick up the tab? i thought the supply before the meter was the responsbility of the electricity provider or national grid, and after the meeting is the customer? or am i completely wrong here? any ideas appreciated

Sounds like you are liable and it is up to you to recoup the costs from the previous tenant, should you be so inclined.

fk thats annoying
the person i bought it off will tell me to do one if i asked him about it. this is the same guy who didn't realise that 6 people were living in a 2 bed house and had semi converted the loft without him knowing. proper scumbag unfortunately

buyer beware too, what sort of survey did you get done, and did it mention any of it, or suggest further check on electricals or anything? You might be able to get something that way.

Yes! Hope you've not bankrupted yourself doing so.

Ha! I put an offer on our place without mrs_com seeing it (I am that good a negotiator - she saw it eventually). Hopefully all my experiences won't be mirrored in your circumstances.
