I mean the skys the limit, but starting that you could see 1 million plus. Dont forget that's one they jobs you need a 40k kitchen and folk see pound signs and add it on extra for location location on a price there.
-
• #57478
£40k on the kitchen still leaves you £960k for everything else. (Although I think whatever kitchen goes in there will cost a lot more than £40k).
More seriously, even in London's famous London in 2023, £5k / sqm on a gut reno with no new construction seems steep.

Im guessing you'd probs do some construction if you bought that maybe not the sub basement levels like another poster but opening up rooms and putting steel in.
I think 500 to 1 mill would make that house absolutely next level and filled with the best of the best.
Shame ill never be able to afford something that grand.

You and me both. But then again my fantasy £3 mm property shopping list isn't one biggish house in town, it's something in the UK and something else somewhere warm.

Especially as you might be able to do the works at 5% VAT if the house has been empty for more than two years.
-
• #57482
Define empty. A corpse left undiscovered for two years counts, right?
-
• #57483
What's left - burrowing under the garden?
There's planning in for someone on our road to do this. Big long underground extension for gym/cinema room etc.

"First time on the market in over 40 years"
First time the fucking doors have been opened in over 40 years, you mean?
-
• #57485
Is it wrong that I kinda like it. It's like the "rat rod" look done to a house.
-

He's been watching too much colin furze on YouTube by the sounds of it.

Not if your company buys it... which is what people throwing 2.5mil at shitholes will probably be doing.

Fwiw Maida Vale is…a bit off and on and covered in an excessive amount of dogshit
At least it’s close to Paddington though

If they buy in a company it's more

Explicitly ask your solicitor. Assume nothing. You are paying them to answer your questions as much as get the legals right (and they are human [probably] so mistakes happen)
Nested parenthesis, what a mess.

"PCL Fringe" as the agents call it. Prices nudging towards Notting Hill / Chelsea but without the nice bits of poshness (i.e. no dogshit).
-
• #57492
Ok perhaps they doing the (insert other tax dodge here) thing.

So you can get the fuck out quicker?

Great for causing flooding problems for neighbours.
New tanked basement goes in, messes with previously happy underground water flow. Water flow changes and affects some random house nearby.
Quite often someone getting a basement done causes problems for houses two or three doors away. And there's often fuck all that someone affected by this can do about it other than £££ to get it fixed themselves, which then affects some other random person nearby, etc.

Interesting. It's on the other side of our U shaped road, so not particularly close, but is halfway down quite a hill. Possibly not great for the immediate downhill neighbours though.
-
• #57497
Source: we're both doing much smaller jobs and prices are nuts.

It does have some nice bits but nothing in the middle. Basically really fucking spendy, grand stuff and some dreadful estates. And the rec has an inordinate amount of dog shit dotted around. The balance is way off and there’s little to do locally.
Paul Weller lives there tho

Handy for Lord's.

If you consider number 33’s plans and then add just the general fucked up nature of that house then yeah its gotta be pricey
I think you are getting a bit carried away. Multi-level iceberg oligarch basements are in a different tax bracket from this house.
