  • As @wence says you can do better. Why live in the very centre of a small city? You'll prefer sightly further out. There are bits of EH7 that border EH1 and are lovely.

  • To try to lesson the culture shock of leaving London, mainly- on the assumption that the closer to the centre you are the more amenities there will be ranging from coffee shops to museums.

    I know very little about Edinburgh and would be the first to admit it though.

  • @danb cheers for this. On parking, live round the corner at the moment and it is a pain but manageable. Only use my car once a week max so not a daily battle. Was thinking this morning, how would it work in the long run if you wanted an EV. But I don't think i'd be there for more than 5-7 years so can't see it being my problem and that's a problem the majority of residents without drives will face together

  • @swedeee think I paid £5.50 for a kaleidoscope in the star and garter the other week...
    couple of close comparables here and here which have been modernised inside. The Montpelier one has a drive and better garden, but got me more comfortable with my offer as the road is a bit busier and closer to the pub.

    Redecorating, do you think any plasterwork would need doing once the wallpaper was out? Would only do the downstairs and get rid of the yellow. Didn't notice many sockets so I'd probably want a few more.

  • @popdown Agree on this one. My only reservation is around is it too expensive for what it is.

    Didn't see any cracks in the plaster but did look like quite a thin wall parallel to the stairs. Will get an electrical survey done on it I think if my offer gets accepted.

    Me too - and it has changed (again) over the weekend. Costs 380 to secure 2 bed in Easton which is more than I feel that area is worth, so expanded the budget and moved search this side of the m32. Want somewhere to live for 5 years or so, but I don't want to do a bad buy (pay over the odds or get something shit). I'm 23 so big part of it is reducing my monthly cost so I can save/invest by 1) not renting 2) having a mate live in the second room

  • You're never going to find a risk-free buy although it's right to limit the risk as much as poss.
    If you like the property then chances are other people will when you come to sell.
    Frankly everywhere is too expensive but as long as you think you won't lose money when you come to sell and it's somewhere you want to live then it's a good buy.
    Mortgage rates are so cheap right now.

  • Where would you like to live in London and I or someone else could translate it to Edinburgh? I also guess that you could take a place in London and it would be half the price for the same thing in Edinburgh

    I think EH1 would be the worst of living in Edinburgh, great for a weekend airbnb but it would feel touristy living there.

    Standard word of warning as well, house pricing and sales work differently to England. It's "offers over" in Scotland so that price you see on rightmove, add 25% if you really want it or 20% if you are happy to keep bidding and losing out.

  • I would be very surprised if you can get anything with off street parking for your cars that isn't insanely overpriced in EH1. Edinburgh is small enough that you're within a moderate walk or ride to anything you'll want to see.

    Or, just move lightly further out, get something for better value where you have space for your cars etc.

    Or just move to Glasgow, it's miles better.

  • My brother lives in EH7, it's a half an hour walk to the dead center of town. It's a small city.

  • if you're going to live in the 'centre' of edinburgh, surely merchiston or stockbridge is the play ? be prepared to pay london prices though. iunno, my edinburgh knowledge is not top notch. if you need glasgow tips though, I can help

    I love Edinburgh, but I'm not sure I would want to (or have any reason to) live in the middle.

  • just go north berwick imo. it's like one of those posh suffolk towns (e.g. woodbridge) but... you're not in (the bad and hated) england

  • It's always hard to tell, sometimes you get lucky. If it's in decent condition I'd probably just paint over it unless it's patterned. I suspect once you get in there you'd end up doing everywhere.

    By the way, you don't have to do @bobble as well as replying. Either one gives a notification, doing both gives two notifications.

    EH1 is, as others have alluded to, equivalent to living on Oxford Street and next door to the houses of parliament, plus lots of stag/ hen parties and many students. It's well loud.

    Stockbridge is "over" in my opinion, unless you like being cheek-to-jowl just to walk down the street.

    I reckon you'd like the New Town, or to be fair the northernmost bit of EH1 (Broughton) or the Shore in Leith, or EH7. Equally some of the villages in East Lothian.

    I live a matter of minutes' walk from the town centre, station, tram, etc etc and I still don't live in EH1 :)

    Check out Easter Road for the up-and-coming hipster cafe scene.

    As others have said, add 25% to the mortgage valuation when submitting offers in a blind auction if you actually want to get the place; it used to be 5-10% some years ago and still is in slow markets but Edinburgh and East Lothian are ridiculous now. Nevertheless you'll be able to afford something nice given you'll have a strong financial position if you sell in London (not a personal comment, just the reality as I see it - I reckon it would apply to anyone making the move with decent equity in property that they were going to sell in the South East).

  • Offer went in last night, nothing back yet but hopefully get some feedback soon.
    On the fixtures and fittings what you expect to be included, I put tbc. The mirrors were nice in the lounge and bathroom so they'd be nice but other than that, assuming the washing machine and dishwasher get left, not sure what I should be requesting?
