  • I currently have a massive Megaflo tank with loads of capacity so I'm not too worried about running out. The noise further down thread is a bummer though :(

  • Interesting.

    I noticed it by filling the pan (heavy 3 ply) with water and putting it on to boil. The boil was much less pronounced in the areas outside of the heating area.

    Is it a double height side return or gf only?

    Double height was a possibility but we would lose our awesome size bathroom (as you cut it for the hallway) and the extra bedroom would be tiny. Wasn't worth the extra outlay (even if we got PP.
    Obvs the side return is pitching up but also the ceiling will be lifted up after the first steel almost to the window height above.

    Bi-folds at the end will be 2.2m x 4.4m

    We only have one neighbour (end of terrace) and she's super understanding. We are very lucky.

    There was a reasonably recent story going round where the owners of a ground floor flat decided to dig their basement out only to send the entire building down when they fucked the foundations up. Flat above was occupied and they had to evacuate.

    Flats: let me count the ways they can fuck you up.

  • Vanishing freeholder update. Our solicitor has FINALLY got a response from our freeholders' new solicitor saying they have spoken and we should have info by today or tomorrow. Still not holding my breath, but it's better than radio silence.

    EA: Sure, offer accepted
    Vendor: BTW it's been badly affected by subsidence and underpinned but I'm only telling you now that you've incurred costs
    Howard: You need to make an allowance for that - buildings insurance is £1,200 year
    EA: £3k or we offer it to another interested party / buyer
    Howard: We'll think about it runs off to find another house, finds house, makes offer, offer accepted
    EA: What do you think
    Howard: Fuck you
    EA: they will go to the other buyer
    Howard: OK hun, also: fuck you
    EA: Howard, turns out the other buyer won't be qualified until January and surprise, vendor doesn't want an empty period property over winter. What would it take, £10k?
    Howard: £100k

  • Why do you want an allowance for an underpinned property? (Assuming historic).

    I polled a load of people - answers were 'no' to 'maybe'. So it's going to be a PITA to sell at the end.

    It's a bit circular - they are blighted because people think they are blighted and that isn't going to change easily.

    FWIW from a technical perspective if the job was done well it makes the place 'better' than stock. Trouble is you never can tell exactly what was done on the day and to what level of quality.

    I spent a lot of time understanding the analysis and design documentation for the work that was done* and took advice from people who know what they are doing - in theory it should have been good, but the shitty attitude of the EA and the Seller combined with the potential for the same trouble when selling put me off.

    * old school typed reports and hand drawn specifications. Amazin.

  • The fact they sprung it on you late in the game definitely makes it suspicious.

  • The high pressure sales tactics from the EA were also something else.

    We asked for the seller to help us out with the BI costs over the 20 years or so we would stay there in the interests of striking a quick deal and keeping the thing alive. This was roughly 1% of the offer price. It was declined.

  • Better than any drama on Radio 4.

    Also. Be sure to wave to the EA and vendor once they have gotten into the sea, where they truly belong.

  • Sounds like they have shafted themselves on £1m+ for the sake of £20k... not a smart move given how rapidly the market appears to be cooling going into Brexit+second lockdown.

  • Yep. Proper madness. When they countered with £3k I knew it was finished.
