would you take your dog everywhere (incl. cinema, gigs, restaurants, theatre, work)? well trained dogs can be left indoors unsupervised for up to 4 hours. anything longer is not fair on the dog and of course there are special cases (e.g. those with high separation anxiety) which will need careful management and training

I guess I can't imagine owning a dog in a home without outdoor space, I wouldn't dream of getting one without a garden...

I thought I'd finished with taking walls back to brick. This was supposed to be ready to skim. Recovered a wall plug and the whole thing came down. Fucksticks.

Why did the plaster fail?
Does it need replacement with lime or is cement suitable?

It's very very old. Maybe original

I guess better to find out now than when you try and put some shelves up....

Attempt at remortgage isn't going well. My fixed rate expired so was just refreshing that.
However... Mortgage valuation has put the price down in the last 2 years, by more than 10%.
I questioned it... And a large part of the valuation is what the market has done in the last six months, values of properties sold that are near identical... And there are virtually none in my area except to much smaller and really bad condition places.
Mortgage broker advised that she's seen a fair amount of this in the last month with multiple clients seeing mortgage lenders lower the valuation.
I'm not bothered too much, I can carry on with my current lender on a deal not far from the best I saw, but if you're remortgaging you might want to consider this

Wow that looks intense. We do have a dog. He’s probably more of a problem wee-er and than pooer

I'm super glad we went 5 yr fixed when we moved last March. Certainly didn't foresee the current situation but I don't feel like Brexit is going to help the housing market/economy in general so now & next year feels like a tough time to be looking at remortgaging.

Agreed we went 5 year fixed.
Property always feels like a safe investment but the market could change any time
-
• #36589
Same here. So long as the valuation comes back OK (report is apparently with the lender), we'll be on a 5 yr fix that we could cover comfortably with my salary but also at a push, just on ms_com's salary.

My house is on a 3 year fixed but my flat is on a tracker so the mortgage keeps going down. Literally my only good news.

Also, (again, assuming it all goes through) we got a reasonable deal and plan to be doing a lot of drawn out renovation over the next 5 years. Not that we're looking to flip it for profit, but so that we can get a decent deal next time round or even sell up and fuck off somewhere else (likely NI) if that suits better.
-
• #36592
Ha. Yeah - the whole cladding bullshit alongside the £££ doing the renovation can’t be fun.

I’m going through the exact same process now with my lender. The HPI value changed within the space of a week which bumped to a higher LTV threshold. I’ve paid (£350) for a valuation in the hope the surveyor thinks it’s worth more than the current HPI desktop valuation the bank currently has it at.
Defo going 5yr fixed either way....

Valuation on my new place this week, hoping that everything goes swimmingly. What started as a relatively painless buy/ sale has dragged on for quite some time now. Ah well, Christmas moving fingers crossed!

Thinking ahead again. Anyone ever "lived in" during a re-wire? Obviously it would be better if you could get out, but that could be tricky, depending on when we do it. Also, I know some sparks won't consider it unless you piss off for a bit. Wondering what the two ends of the scale are in terms of interruption.

Amy roofer recommendation for Islington/ North London.
Leak in the top bedroom ceiling found Saturday Morning but nothing Sunday morning despite more rain...? -

http://www.tjcoppingroofing.com/ did my flat roof about 18 months ago and had good comms, did what was agreed on the agreed time, cleaned up afterwards etc. Keep meaning to get them back to do some other roof work I need doing.
I'm in Barnet so nearer them than you but I know they go at least as far as East Finchley as I've cycled past their van on the A1000 several times.

SE6 roofer recommendations?
That reminds me, a tile fell off the roof a few months ago, can't get an angle to see where from as it's the hip that faces the neighbours. Should really check the loft for leaks...

I'm also in need of an urgent roofer... the rain of the last few days has revealed that a couple of tiles had dislodged and now I have a leak.

Friend has just had it done and was quoted something like an extra £1.5 if you wanted them to do it live in and would take longer, it is about as messy as job can get is massively slows things down if they have to clean up every day
I mean leaving them indoors unsupervised, free to roam around your gaff... Not gonna happen if we ever get one...
