There's a really good pub in Crowborough. The King's Head, I think. Good food, and very cyclist-friendly. Even smelly damp ones. Or just damp in Cycliste's case.

I disagree, with a 40% LTV, which is pretty low, mortgage lenders will be happy with 5x joint income, so you are looking at £80k.

I'm not in money IF however I was, I'll drop 40/50% deposit and keep the 200/100k to improve the house, salary dependent of course due to the gearing ratio.

The estate agent who is selling the house won't show it to us unless our house is on the market, and frankly the amount of tidying I'd have to do before inviting someone round with a camera is terrifying, so stasis.

Tell them you don't need to sell it. That's what I did. The agent asked for proof of deposit so I sent them a screenshot from my bank.
I think it's a small hurdle to weed out the tire kickers.

We have a friend staying whilst we're in France, so the place does need to get tidied up anyway.
I should probably get agents round to find out how much we'd get for the place.
However - I genuinely do think the market is going to tank toward the end of the year, so I'd probably put my place on for something far above what I think someone would offer for it (£550,000 say) so that if someone did want it that badly it might cover the losses I anticipate coming toward year end.
