There seems to be (and has been even before the SDLT exemption) a glut of 3/4 bed terraces/semis around south london with 2 reception rooms and a decent garden, even some with a garage, for £500k +- £50k, which makes me feel optimistic about our hunt later in the year.

Zero negotiation. Well, they asked if we'd be open to leaving white goods behind.
This also lends credence to my theory that Estate Agents are not passing on offers less than asking to their clients.

Possibly, i never asked. Is it not their job to manage that though?
We had on average 2 viewings per day in the week it was live, so there was a lot of interest in it. Maybe they got offers under asking and played them off each other?
More would have been nice, but we advertised it for our "break even" price as we've moved home to Ireland, and if it wasn't sold by September it would have become a rental property.

Estate agents must also treat buyers fairly. They must show any offers promptly and in writing to the person selling the house.
Estate agents are also legally obliged to pass on any other offers for the property right up to when contracts are exchanged.
Do ya feel grubby?
But yeah, maybe someone was dumb enough just to rock up and offer asking.

Read an article yesterday that the stamp duty freeze has only stimulated the market in london, so guess you are all seeing some of that going on as well

Having gone through selling I'd definitely value a buyer who was fully ready to proceed over another £5-10k.
How they decide that is obviously another matter.

Speaking as someone who's just come through the first 2-3 years twice now, it does get easier.
4 years ago, we were like "woah, this is a bit weird not having to shell out that much on top". Then "OMGZ GUYZ WE're hazzzing another babIES"

The people buying my place are funding it through their parents selling their and, I assume, downsizing.
No idea how people who didn't buy ten years ago or don't have parents willing to fund a purchase are going to buy somewhere

Agent fees - been offered a flat fee that works out between 0.9-1% depending on what it goes for. Seems cheap? We like the agent and have already looked at a few of their properties.

I paid 1% for mine - if you like them and think their properties are well listed etc then go for it :)
