Im up the hill from you i think duncs.
Just moving 5 minutes up the road to go double fronted but the missus has dropped the bomb that she doesnt know if its the right thing to do. Admittedly it means refurbing the place with 3 kids knocking around but they can always be used as enthusiastic labour. Just 5 weeks from moving so if she doesnt change her mind there are going to be a few narked off people. including me.

I might have missed it, what are you planning to do?
We did our project without an architect, worked out what we wanted, paid someone cheap to draw up the plans, we just made sure we had a builder who was comfortable giving us honest feedback and saying "have you thought about this..." as well as being open to small changes as the project progresses.

What's the level of design? If you've done a similar thing before you'll recognise a lot of the issues, do you know an engineer to check it wont all fall down and do a building regs check?
Architects are largely contract administrators with posh pencils and turtle neck jumpers anyway...

@Sam_w I have had an offer accepted on a house and need to add the middle class conservatory etc. I imagine its about the same size as your tool shed, or possible the helps quarters, but we will just have to make do (slightly counting chickens as there is plenty of time the whole deal to fall apart as we need to sell our flat).
@lardy I haven't really, a couple of friends have and I feel they will be able to lend some invaluable advice. I have pretty much been planning this for about 10 years so have concepts and sketches done but liked the idea of a professional with their bag of tricks, but maybe budget wont stretch.

Ha, well I did spend yesterday sat in a digger knocking down a tool shed.
To me it does sounds like the sort of project you could get away with not having a full architect, just need someone to formalise your drawings for both planning and building control. We paid something like £2k to have all the drawings done, and that included them submitting the planning etc.

Also conservatories are weird. no building control involvement, so that means some companies can scrimp on the foundations etc. When I had a conservatory put on my last place, I went through the pain of having building control done so that if we wanted to convert to a proper room in the future then it was a straightforward thing to do.

There’s an architects thread on here, maybe have a word in there, they might be able to point you in the right direction, or be willing to take it on themselves. Or speak to @Fox know he got some pretty work done, though thinking was speedier than your budget..
I also second @Chalfie, get the professionals in to do the heavy lifting (knowledge courtesy of shit loads of over spends on grand designs)

I’ve just started to get a kitchen extention up in e17 with these guys https://resi.co.uk
So far so good have t seen anything they have proposed as yet and for all designs and doing all the planning etc with the council was £1200 with vat. They give you various levels of finish within most budgets -
