  • So things have progressed further this week - hopefully exchanging next week.

Now to just send the money over to the solicitor.

  • We've had our completion date confirmed as the 31st of January. It's about time as we're homeless on the 1st of Feb!

  • Good work Tim!

  • How much mortgage on the property as you could convert the mortgage to BTL and interest only (interest can be deducted from tax bill) as long as the calculations are right I think the rent need to be 125% of the monthly mortgage repayment.

This then means you can get another mortgage based on your earnings and savings.

We had to make ours 110% and have certain percentage of equity in the flat to change to buy to let.

  • what do people think of these kind of buildings? are there any general problems with them?

  • There's never really any issues with those. They have decent sized rooms, a decent garden (for the ubiquitous shed) and you also appear to have a driveway - win win.

The only issue I can see is the IKEA up lighter...

  • The price reflects the location, Downham is essentially one giant council estate.

  • Shame that it looks like I could be a nice house.

In other news we've exchanged and completing it 2 weeks time!!!!!

  • Going for a second viewing on a house tomorrow, have put out little flat on the market, tis all quite scary really, but if the estate agent is to believed (fnar) about the value then we've made enough on this one to comfortably afford to move just outside London and into a 4 bedroom house.

Intrigued to see how much interest we get once it goes on the market officially tomorrow, I'm very skeptical about the valuation, but live in hope!

This is great news! Well done Sir.

  • Just over a week to go and I'm starting to get excited, we've got a lot of work to do but I'm hoping to learn a lot along the way.

  • Pre-occupation checks for our flat were yesterday. Really pleased with how it looks and can't wait to get moved in.

CML sign-off was early so we're now completing next Wednesday (30th) and moving on the 31st. Exciting (i think).

  • Fantastic Soul - do you have a list of things to get started on?

  • It's a new build so my current list is:

    • Paint
    • Build flat pack stuff
    • Get TV sorted
    • Get broadband sorted

    That's it.

    1. Write snagging list
  • Moved this to the DIY thread

  • movers and shakers. is anyone in need of boxes? free until till i take the lot to the tip on saturday (too big for my recycle bin). http://www.lfgss.com/thread100090.html

  • After lots of tooing and froing, with a healthy dose of dicking about, I exchanged today.

  • We're looking to buy back South again. Herne Hill, top end of Brixton, Tulse Hill, Forest Hill etc
How much are 3 bed gaffs going for now over that way?

  • Shame that it looks like I could be a nice house.

So you beat me Spenceey! Congrats mate. We exchanged yesterday. We complete on the 15th of Feb.

  • I am officially a home owner.

  • Boom!

  • It feels odd especially as we don't actually move in until tomorrow. We've painted one wall this evening and now we're off to get some food.
