Me and the wife got a mortgage agreed in principle for slightly more than 4.5 x our combined salary, but that was with a 15% deposit (the interest rate are more favourable below 85%)

Good to hear. We should have a ~40% deposit, depending on what I get for my flat.
Incidentally - and absolutely seriously - does anyone want to buy my flat? Two beds, good size, secure parking, 15 minute walk from Grove Park station, which gets you to London Bridge in 20 minutes.

We're porting the rate and value from my fiancé's existing mortgage into our new one with the same bank to avoid early repayment fees. Our mortgage broker (Stuart Moore at Robert Sterling who's great) is dealing with it.

Our survey was pretty useless but I just told the sellers what had been brought up in the survey and what it would cost. They didn't question it and we chipped the price based on it.

Our initial enquiries with the current provider ended very abruptly when Mrs Hammer told them the potential new address and said we'd be looking for new jobs. Got sorted out eventually with a broker, fortunately.

Did you get quotes or just do an estimate? What kind of stuff needed doing?
Our survey has just come back and my internet research says it comes to ~£3-4k but there's nothing major on there... Worst is a bit of wet rot on a door/window and the garage fascia/soffits, and potentially refelting the garage roof. The rest are mainly preventative measures/upgrades. -

I had boiler, some old windows, some damp (every old house has damp), guttering and roof was mentioned vaguely. But they don't see it and if you make the list seem sensible and reasonable with the costings then I think most sellers would be happy to negotiate on these things.

I've sent them a very reasonable email so that's what I'm hoping... Given their previous hard-stance negotiating in the face of several get-out routes, I'm expecting them to say something along the lines of 'you've already had £20k off, piss off'.

Planning to move in the next 6 months or so, and also slightly thinking about moving jobs... As long as there's no gap in employment, do lenders care if you've just changed jobs when reapplying for a mortgage? Worry about probation periods etc?

Can someone make a decision for me please.
Just viewed a house that I can afford, just outside an area I want to live in, its about 150K less than the price of the neighbour, but needs about 75k of work.
My flat is currently fine, but longing for outside space.
The house isn't a stretch (cost wise) just could be a money and time pit.
My wife was quite ill last year, we kinda planned for a year of fun, but is this an opportunity not to be missed as it could be a keeper.
No smug wine shop near by, which is an honest concern, because we are spoilt atm.
I also want to be internet famous like @Fox and his extension, and this would be an enabler.

"I have a friend" who just didn't mention it and got the same 2 year fixed deal once his current one ended even though neither him nor his wife had a job the second time around. He tells me. So they say.
