  • Thanks guys. It sounds like a horrific indictment of the London renting market but I mean it genuinely - at least it's MY river of shit. At least no landlord can kick me out of my river of shit. I will still take it over paying someone else's mortgage.

    But they've certainly not seen similar for cheaper nearby, where we are literally the cheapest house for sale.

    Time will tell. We're fully prepared to drop the price, but we're in no particular rush.

  • has anyone had a proper walk in shower installed of late ? im not talking about a shower cubicle sort of thing, more so a proper low tray walk in double shower..

    its got to go on the otherside of the bathroom to the soil stack etc so everything will have to be run over to the otherside of the bathroom (there are floor board in the bathroom so that should be straightforward to do). the entire area will need to be tiled (probably 5 sq m or so) and I'll probably need a sanishower pump or similar because I doubt the fall will be sufficient to run the grey water out.

    I'm going to get the plumber doing my loft conversion in a few weeks to quote, but just so I am being realistic - is about 800-1k quid for the shower and parts realistic plus about 1.5k for install and tiling?

  • Right, so we finally exchanged today after many months of waiting for the vendors solicitor.
    Feels great and I'm going to drink myself into a stupor tonight to celebrate!
    We'll be completing on the 20th March (a Monday?!?).
    Question is, how do you get the keys on the day of completion? Do you need to visit the estate agent? Hope not cos he's a slimy prick.
    Going to have to pack the whole house up in the next 11 days. Eeeekkkkkk

    Ignore all that is for sale. They might be overpriced. It's the under offer ones you need to judge yours against.

  • Pfffff. What a journey, offer accepted back in November, finally exchanged yesterday afternoon! Get the keys in 2 weeks...it's all go!

  • Been on the market a year, so probably not even worth that. I'll come and stay if you can guarantee weather like the photos show.

  • Just for the shower? I think probably £3k would do it but I think we had quotes of up to £5k for it. We went with a shower tray because it was much cheaper. Next place we get we'll go for a proper walk in job as they look so much nicer.

  • ^obviously your taste in units/tiles etc will have a impact on total cost!

  • Eh, is my sarcasm detector off? That is the back garden. Was a slidy mud pit thanks to 6 big fuck off leylandii that used to be in front of the taller fence. Got those taken down last year, wanted grass, thought I'd try just chucking down £10 of grass seed before doing anything that required more £££/effort. Seed has worked so far, will top up over spring and see what happens.

    Our neighbours haven't touched their front yard in nearly 18 months. It looks brilliant. Loads of stuff from the park, small trees growing. Totally stops the youth running in and out the stairwell window over their garden.

  • The area the far side of the stumps will be seed bombed and left to go wild. It is an access path to get to the back of the other neighbours' gardens. Nobody has used it in 2 years. Currently, I just want it to be anything other than bare earth which the cats seem to be very adept at traipsing through the house when it rains.

  • You need a box of worms to aerate the soil

  • Plenty of worm activity already. The most grassy parts are where the soil is visibly "wormed". Might try some spiky shoes before the next load of seed.

  • Can't you just get the cats to do it?
