  • Thought I would offer this in here first, anyone want a decent wardrobe for free?

    Came with our flat (new build show flat) but we have gone down the Ikea route as we need way more storage. It is in perfect condition, really solidly built.

    Dimensions: 560mm deep, 1100mm wide, 1900mm high.

    I will be taking it apart this week, and it would need collecting from Lewisham

  • When an offer is made, what is the next step or 2?

    I put in an offer over the weekend and received an email this morning saying

    we have received several offers so far and the seller has asked me to get best offers from each proposed buyer.
    When placing an offer on a property through us we will ask for the following :~
    Proof of deposit and Agreement in principle. (or proof of cash funds).
    Solicitor details to be given the same day.
    A member of our in house Mortgage Services team to contact you and qualify the offer. (This can take place in branch or over the phone)
    If successful and a survey is required then for that survey to be booked within 7 working days. (Countrywide surveyors available and a referral will be made to them on your part unless otherwise advised)

    Is this right?

  • Walk away. We had a similar experience with the scummiest estate agents in Walthamstow. Every property they had went in to closed bids like this with all these requirements. Places usually went well-over asking as a result.

  • Pretty standard, though aside from the AIP I was never asked to provide proof of deposit. They will want to go with someone in a position to proceed quickly.

    Have you got your agreement in principle? This will be the biggest stumbling block if not.

    Solicitor, you wouldn't instruct them until you have found a property so should be ok.

    Tell them to stick their in house mortgage team, and survey, your lender will book in your valuation survey. Do not organise a full survey until this has come back.

  • OT, We're still waiting to complete. The lease extension is slowing things down a bit but we should be done soon. Forum-recommended solicitor is da man.

  • Agree with the above though, anyone who came back with closed bids we told to stick it, after the first experience where they came back for 'final and best offer' 3 times

  • Just for illustration, like - ours was closed bids from the start. We put in at very close to the "bids from" price, they came back the next day and said "seller likes your circumstances but can you up your bid?" We said no, they didn't ask again, we got the place...

  • Remind the EA of their legal obligation to pass on all offers.

    7a By law, you must tell sellers as soon as is reasonably possible about all offers that you
    receive at any time until contracts have been exchanged (in Scotland, missives have
    been concluded) unless the offer is an amount or type which the seller has specifically
    instructed you, in writing, not to pass on. You must confirm each offer in writing to the
    seller, and to the buyer who made it, within 2 working days.

  • In house mortgage team? If i have the mortgage in principle already, why would i need the inhouse mortgage team?

    Does anyone have a good solicitor for the SE?

  • You don't, but they will try to say they can get you a better deal.

    I was going to send a bitchy email but ive decide to email his email to my broker and asked him to explain it. Let them fight amongst themselves

  • I just used the forum favourite, not local. Cycled out with some documents rather than post / get certified copies, it was a nice ride from the station (Cheshunt maybe, can't remember)

  • FUCK - just back from holiday and due to the neighbour having picked up Japanese fucking knotweed the mortgage firm have pulled the offer. Its for a remortgage so not the end of world but as I'm in the middle of changing jobs this could get very complicated.

    Does anyone know if I'm going to have this come up on every application? IE am I basically screwed and stuck with my current mortgage

  • Is your neighbour treating it now? This happened to a mate last year when selling his flat, the neighbouring property had knotweed picked up in the survey and his valuation until it treated was zero.

    They got it treated straight away (delayed things a bit) and the survey happened again and was fine.

    If you try a different lender and keep quiet, it would be fraudulent you need to get your neighbour to treat it immediately.

  • If a mortgage valuation is zero with knotweed, does that mean I could get a free house with some creative planting?

    The neighbour is in housing associate housing so I've spent time on the phone to them and they seem to be taking it seriously. They had a surveyor round last week who confirmed it was knotweed and are sending a contractor round next week.

  • In house mortgage team is entirely a bullshit sales pitch, every ea asked us if we would like a call from such and we said no. . Your ea's are trying to be creative in getting you to speak to them.
