  • Personally I dealt with Countrywide for my mortgage and they were fine (found me a better deal than London & Country).

    However, they were based in a branch of Bairstow Eves and when the agents there found I was buying with someone else they tried to pitch a fair number of other properties at me to get me to change my mind (they failed).

    Ultimately though I wouldn't let the EA dictate any part of the process of my buying.

    I'd be tempted to play dumb and ask what A member of our in house Mortgage Services team to contact you and qualify the offer. (This can take place in branch or over the phone) actually means as it doesn't actually say anything. When they start wittering about making sure the mortgage is in place and so on point out that you've given them Proof of deposit and Agreement in principle. (or proof of cash funds).

    See how big a hole they can dig for themselves.

  • I used Cooke Taylor Woodhouse in Eltham. They were cheaper than the forum solicitor. Possibly not as good though fortunately everything was straightforward with mine, so I had no complaints.

  • They submitted contracts to my solicitor saying the previous vendor's sale was not part of any onward chain, which it was. Playing a big part in fucking me over for 10 months

  • Bank valuation (survey) first. Then if you do want the place, and can pay for the shortfall in value/price which might be uncovered, then engage independent surveyor, if you think you need it.

  • For all their faults real estate agents are considerably more effective than pretend ones.

  • Don't book any surveys until the mortgage company have done their thing and confirmed they will lend on that property (they will book their own survey).
    Get your IFA on the case to chase up the mortgage company.
    Your solicitor needs to be instructed so they can KYC/AML check you but after that they will do fuck all until they receive the sellers pack from the vendor solicitors and get the mortgage offer from your lender.

  • I read somewhere about someone with a cat having one, which was great until it tried to clean up a poo and just smeared it all over the floor instead... Probably wouldn't happen again though.
