Cheers. Its a ground floor warner, 1 bed and the kitchen needs re-doing. Badly. Otherwise its pretty nice but it does need about 10k spent on it to make it just right.

if its the one i'm thinking of it's a lot better than the others you have been looking at believe me. and a better location. 10k would be a lot to spend on that kitchen i think, up there with @princeperch. does it have a microwave above the oven? have i hit the nail on the head or am i talking absolute nonsense?

Congrats on moving to Coppermill, there's a good local on Coppermill lane :) This area is the lung of London, all west and south is open space. easy to get around without using roads.

I've been nosying around as well to try and find it, some of those Warner flats are really lovely and I do like that Coppermill Lane/St James Street area where most of them seem to be.
Walthamstow is lovely in parts, but I'm happy to be 10 minutes away by Overground and in a house for the same money as a 1 bed Warner.
