It’s 90 years by default however you can opt for any length of years.

We need to extend our lease on our flat in Hackney, any recommendations on firms that specialise in lease extensions which don't charge a small fortune?

Edit: The freeholder is Hackney Council. Also well within the threshold with a current lease of 93 years.

Thanks for your input it was helpful in asking and questioning the correct parties involved.
After speaking to the EA he genuinely was surprised that the seller was going through a probate, seller did not disclose this to the EA! I await a further response early next week. Fingers crossed.

Having our offer accepted, being chain free plus the vendor being chain free we proceeded with all the legal process and many thousands already spent. A few days ago my solicitor emailed me to say the seller doesn't actually own the house! It belongs to his deceased father and that the son has applied for probate at the beginning of the year. So no timeframe on completion! Im naturally annoyed that we are in a hold up and that we may be delayed past the stamp duty holiday and if so need to fork out an additional 15K which I really don't want to be spending.

Do I let the proceedings continue to and then mention that I'll be renegotiating a new offer if delayed beyond the stamp holiday?
Anybody else found themselves in this type of situation?

It’s strange as they have realised a new item which sold out pretty much straight away and since then I’ve noticed different sizes sold out with some items but this is just very strange now. Now sure if I should just contact my credit card company and tell them to pull the plug in that transaction.
