@sbbohr What child seats and adapter combos work with recent S type bars? Ideally looking for something with straps/harness for a 1 yr old that might last a while. Could the bobike work with a different adapter?

Re: Manor Road, the road used to be nice and quiet but recent changes in traffic in nearby streets made it busier and noisier. Can’t be closed to traffic as it leads into LBR. Also lots of littering. On the plus side odd numbers have huge gardens and good orientation.
In summary: I would choose a quieter side road

@ChasnotRobert happy to help, let me know. Victorian terraces with 4 beds are a bit more common in E10. Could you do without one, share uses/functions (office/guest room) or move one use/function into a garden space (office, playroom, guest room)?
@user16171 there is some kind of indemnity insurance available but it is very rarely used. Sorry to hear that, only chance might be if the estate agent responsible for that sale has an alternative purchaser still interested and willing to move quickly. They could (with failed buyers permission) share the searches and surveys from the recently failed process to speed up the new purchase. That and a fast lawyer could get you through the line in 4-5 weeks (more or less depending on banks and mortgages, cash buyer would be the silver bullet but unlikely)

Slightly polemic but I would add a “good” surveyor* £1k (with some change left). Plus any decorating, furnishing and immediate fixes that the new place might need to be fully functional for you
*Happy to recommend a good and affordable local one on both the conveyancing and surveying fronts (No worries I don’t get a cut 😊)

Sorry to hear that, unfortunately quite normal at that point of the process. A polite no will do, something like“I am sorry that the works are inconvenient for you but I conveyed the information clearly from the beginning. Unfortunately the current financial situation doesn’t give me much room for negotiation”. At this point they should be quite invested in the process and will loose a good chunk in lawyer fees, surveys, searches… They are probably just upset and/or they are just trying their luck.

Seems like the right thread to get advice. Neighbour a few door down seems to be running an unregistered childcare operation (2-3 kids per day, for the whole day) plus is starting to expand his property’s volume with the cheeky addition of massive garden storage boxes (1200l plastic ones). 2 first floor over kitchen extension and a new 1 over their garden shed. It wasn’t a particularly picturesque view but the increased noise and visual clutter are starting to get to me.
Worth reporting? Is there even regulation that would apply? Or am I the bastard and need to breathe and enjoy the results of the neighbours’ enterprising spirit?
