Trying to purchase a phone from ebay and realise I've made a pretty big mistake. I'm sure the phone I've bought is fake now but I haven't received it yet. Seller didn't send the item for a week, opened an item not received request and he's been asking me to close the case whilst updating the tracking. I'm not going to close the case before I receive the item. Post office have attempted delivery today for the first time and the address is apparently not accessible? This is possible but unlikely as I've never had the post office struggle to reach my address before. When I attempt to organise a redelivery I can see they have at least put my post code in. Now I'm not sure what to do. I just want my money back with as little faff as possible but I'm worried I might slip up somehow and invalidate the money back guarantee which I'm pretty sure the seller is banking on.
Do I let them try and redeliver to whatever address theyve put down? If they cant get to it, will I still be able to get a full refund or am I in some way responsible if the item doesn't reach me? I could ask to pick it up from the post office but I've not done this before. Apparently they would send me an email but I imagine that goes to the ebay seller as I dont see how they can have my email?
I thought about rejecting the delivery myself but apparently that does invalidate the money back guarantee.
If I do manage to receive this item, do I need to video myself opening it or anything to prove that they sent me a fake phone?

So our communal heating / hot water is broken in our block of flats and management company think it could be another 6 weeks at least to try and fix it properly. To top it off the immersion isn't working either. A plumber came round today and quoted us 1.8k to fix the immersion, fix a leak and another seemingly small job which seems crazy to me but then everything else does too these days. Is this in any way reasonable or should I be looking elsewhere?
They wrote this on the quote:
