  • Generally will be construction sum (ie: what your contractor is going into contract on). Will be ex VAT.

  • So mine seems to be charging 6% of the entire budget I gave him for absolutely all costs, for stage 4, and then 2% of same for stage 5.

  • Sounds old school.

    My architect friends all quote outside of % now since property values became 'crazy', so they still design £1m plus houses, but the design job would 'only' be £20k, etc.

    Mostly the pricing is based on packages... number of options, 3d walkthroughs, planning consultant/guarantee, stages, etc.

  • Ground floor is ~£80K+VAT, again not including kitchen/glazing/fittings etc. or architect’s fees.

  • Anyone used ‘Colin’s Sash Windows’?

    We may need to replace the ancient shitty double glazing in one of our bays as the timber frames have rotted away, water is getting in, and the glazing units have failed. This is an unexpected cost, so budget is tight…

    Colin’s do uPVC sash windows for a bargain bucket price, one of our neighbours have just had them fitted in a custom RAL colour and they look convincing, but I’m uncertain about the long-term quality…

  • 150k + and you’re going to skimp on one window? Don’t do it to yourself, you’ll never forgive yourself.

  • I have the details of a polish company who apparently make very high quality sash windows at a considerable discount to those you would buy from the UK.

    I have not ordered from them myself yet but I know someone who has. They live in a 1.3m house and their standards are probably higher than mine so I'd imagine the quality will be OK.

    @chrisbmx116 it’s not one window, it’s 7x… if we’re replacing the failed bay we’d obvs replace the lot at the front of the house, so the cost stacks up…

  • Do they only do sash windows?

    My brother is looking for some windows to undo the damage from the previous owner installing a terrible conservatory access and needs something that will match the rest of his house.

  • We got Everest uPVC sash windows, all about 6' tall and 3' wide, came in around £1k per window.

  • Stupid question but when they ripped out the old one to put in the new one I'm assuming there's making good to be done. Is it typically some plastering and decorating inside or is it on the outside?

  • They patched and sealed everything. Probably depends what they are replacing but they didn't make much of a mess outside the boundary of the windows they were installing. And some of the trim covered up the plaster/wall edges.

  • I used Colin's for a window and door. Couldn't find anyone to get close on price and 18 months later I remain happy with the quality. I am definitely not the most demanding customer in this thread, so that may not be the most convincing recommendation, but I certainly have nothing to fault throughout the process.

  • We're possibly mad, but I'm replacing the rotten bits of sash frame by hand and then will be sourcing 8.3mm vacuum-filled glazing for the whole house for £8k: 1 bay window and 8 additional sash windows, supply only.

    We're hoping to have the appearance of traditional wooden sash and the performance of modern triple glazed units for about £10k all-in.

  • Ah, it's not a sash window - it's just an aluminium top opening that you can see in the pic by the door. Can dig out that price but it won't be relevant to sash costings....

  • What is a good durable bathroom paint?

    I need to paint a training room and a bathroom that leads off it. Both rooms, although well ventilated, will have high humidity quite often so the paint needs to be able to withstand that.

  • Picture doesn't show the two sashes round the back that were also done. Costs included installation.

    We'll need to source a supplier for 3 casement windows, a 3 leaf bi-fold and four roof lights hopefully next year.

  • Advice for anyone having big bay windows replaced, don't take a look when they're half way through the job, it's fucking terrifying.

    When redoing my masonry work I have an “infinite” hole I had to fill. Pretty much just sealed the mouth and crossed my fingers.
