sorry I was meaning more that I think it will be £££!
Anyway - with the dust about settled on our project I'm totally convinced that I want to build our own house at some point (not me tho obvs!)

I’m thinking about replacing the hideous ancient laminate floors in my flat with sealed cork tiles for insulation and sound. Any views on this stuff?
-
• #5105
Do you know what joys lie underneath the current laminate?
-
• #5106
No but not good I imagine. It’s a shitty 80s purpose built block so I am guessing crumbly concrete. I’ve been thinking about putting it on top but the genius who laid it bodged all the edges with the skirts by using beading.

If you start with a plot like this, money probably isn't a big concern?

the sun gave the sealed cork tiles a real beating in our last place. they were nice otherwise and felt good. but were quickly scorched near the patio.

Yeah I suppose so, just the thought of buying the land + 3 big properties + finishes + all the utilities and surveys etc. The mind boggles

Realised this question might be better suited in here:
How can I tell if my floor is solid? This is in the context of getting a compression shelving unit, they are asking me if the floor is solid but not sure how I can actually tell how solid it is.. it’s a apartment building constructed 5 years back if that helps.

So it's 3 houses and they're the same?
Only found a sales brochure for the plot with building permission for 3 houses from 2016.
Those plans have a 1 br for staff...
Not that keen on the finish, but I like the floorplans, and that 3 filthy rich families get a new home not just one even richer one. -

Interesting I hadn’t thought of that. What happened to them ? Did they just fade or start to disintegrate?
-
• #5114
just faded, no disintegration dude

It's very likely to be solid if it's new build flats 5 years old. The alternative would be suspended, i.e. Joists with floorboards over the top. Can you hear neighbours above?

What is the best quality paint? I want plain white satin wall paint. Had bad experiences in the past with cheap paint

DIY thread is a better spot for this kind of question but Dulux Diamond Trade Matt Emulsion is a little more satin that a normal matt. Of course their Dulux Trade Diamond Satinwood is a truly satin sheen level. Not often used for walls as it's quite difficult to get it laid off without lots of patches.
Maybe you don't really mean satin? It's unusual these days.

Sorry if this has been asked, but are there any half decent picture frames anyone can recommend that are made well and don't cost the same as getting them done by a framer? My pile of nice things to frame is growing far quicker than my budget to get them framed properly

Not sure if here or podcasts, however:
Norman Foster on This Cultural Life on BBC Sounds is a great listen. From beginnings, through influences to favourite project.

Thanks for the frame recommendations chaps

Looked in charity shops? Also, the neighbour has found decent frames just going for walks around the area, people throw good shit out all the time.

H&M Home have some nice real oak frames. Plastic glass and lightweight but the wood is real and the corners neatly mitred.
Look good, no interior shots though?
I reckon project cost from architects should be take with a pinch of salt, wouldn't be surprised if it's ex VAT or their fees or something.
