  • I've lived in W1, N1, EC1, SE3, SE8, SE22 and am currently trying to buy a 3 bed art deco place in SE23

  • mr tom, would say those people who fuck off over to the otherside of the river aren't born and raised london, and usually they'll fuck off a hell of a lot further than islington, which is why we have those lovely commuter towns for those who want to live a closer approximation of the small town life they grew up in, whilst still trying to get a whiff of the excitement that is ye olde london town..

  • I grew up in London, and TBH the whole place is so fucking gentrified compared to 20 years ago that you can settle down into a nice home pretty much anywhere these days - sure you still have the sink estates and no go areas which are pretty obvious, but generally speaking all the old cliches are dead and burried

  • The main upside to North is that you won't be screwed when the Thames barrier bursts.
If Crystal Palace floods we're all screwed, regardless of which side of the Thames we're on.

+1 My mother trained in London as a Nurse in the 70's, went back to North London for the first time recently and was amazed at the Tottenham court road, Candem, Kentish town e.t.c. She said it was mainly squots when she was training and several of her mates lived in tehm including what is now the Govener Hotel.

  • I do? So why am I looking at St Matthews Church out of my window right now, Clive? You must try harder...
That'll teach you to listen to the poshest chinless wonder on the forum..(no offence like, Clive)

There's a St Matthews in Ealing.

I don't think that will teach me anything.

  • This one's in the heart of Brixton

  • hippy is right, Ealing is horrible

  • when I used to live in Muswell Hill I used to think what it would be like if the whole of the Thames valley flooded and the water reached Archway

Muswell-on-Sea would be cool, it even has a really good fish n chip shop already

If Crystal Palace floods we're all screwed, regardless of which side of the Thames we're on.

  • St Georges Road, E&C, zone 1.

  • hippy is right, Ealing is horrible

    Lies.

    Tooting ffs..

  • But I never championed Tooting! it's a shithole (not quite as shit as most of west London) and I live here because it's cheap and not so far out of town that you may as well live in the home counties.

If money was no object, I'm not sure where I'd chose...Richmond is quote nice I suppose

  • Live in stratford!!!

If money was no object I'd be flying to work each day from a different tropical island..

  • Live in stratford!!!

    Pass.

Unless you're talking about the -upon-Avon one, I've never been there. It might be nice.

  • Get your coat mate>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>

carson do one. if that is all you can see and feel about london then its probably not for you...
I shrug my shoulders at your departure...

    Cab for one?

    Purlease!

    Heat/kitchen etc......

    its not for me, no.

Zoom in for stabbings and rustling.

  • I'd agree with Andy, zone 2 S.E London is changing a lot and improving.

So as to convince me, how about suggesting a couple of spots I could check out? I'm not expecting major sightseeing, just cycling there, sit down for a coffee or pint somewhere, think to myself "oh lovely" then move on to the next little high street, square, park etc.

  • So.. don't buy in soho.. ok.. will try not to.

  • Elephant And Castle will prove to be a good investment down the line, 10 odd years from now. Heygate estate is nearyl all cleared out, we've got the strata tower and fingers crossed the shopping centre is getting blown up soon (but the council).

So, if I had a few quid I'd buy elephant/kennington park lane area.

  • Crystal Palace is the shit.

  • Thanks so much for all your input so far guys, it's been really useful!

I was wondering if anyone lives around/knows this postcode:

    http://maps.google.co.uk/maps?q=se163uj&um=1&ie=UTF-8&hq=&hnear=London+SE16+3UJ&gl=uk&ei=Md53TIiZEJSt4Ab4-YTPBg&sa=X&oi=geocode_result&ct=image&resnum=1&ved=0CBcQ8gEwAA

And could give me an idea of the area?

  • North London, accept no imitations

    • 1

Archway/Crouch End just the right mix and off the flood plain.

    West aint best
    Easts a beast
    and Sarf Landan....!

  • I went to school in Bermondsey, it's a little sketchy in places (the estates in Rotherhithe) but Southwark park is nice and you can get to the river very easily.
However I went to school there in the 80's and before the tube was even there - so maybe I'm not the best to comment.

    #notmuchhelp

  • I love it here in Hackney, close to everything with a surprising amount of green space. But you could probably manage a reasonable 1 bedroom flat on your budget, or a 2 bed in a council block, whereas south you could easily get a whole house!

Brixton is a winner for me. I would love to buy down there but my girlfriends hates the commute back up north.
