  • Herne hill is very nice but is it affordable?

  • To add to the confusion I grew up in Forest Hill, now live in de beauvoir town and am moving to Hargingey green lanes (if the sale goes through).

    Forest Hill is nice-ish but never felt like London to me and there was a distinct lack of anything 'going on' maybe its changed by now. I'd stay in de beauvoir town if I could afford it but a 2 bed period flat on my road just went for over 1.2 million...Green lanes is not ideal but at least it gives me easy access to my friends and where I like to hang out.

    As a North Londoner I agree with this, but South is where you live when your life has got reasonably settled. It's such a ball ache to get anywhere else. It's great when you have a settled job with a predictable commute and you can pick the right train line (trains are nicer than tubes but not as good for journeys with interchanges), and you've got your group of friends at roughly the same stage in life who are all fairly local so you can go to each others nice houses and play in the parks with each other's kids and meet in your nice local pubs and coffee shops. But if you're still at the finding your feet stage and want to accept random invitations to new places it can feel a long way out.

    It's also going to add at least an hour to any car journeys north, which is worth considerig if you have a lot of family and friends in the north.

    There are well connected areas in the South as well of course, but they are either just as expensive as the North or equally crack-heady.

  • Neil I lived in NW London for the best part of 30 years and contact with crack heads was pretty minimal, even in shitty places like South Kilburn.

    Should also add, If you are going to live in NW London, do not - I repeat - do not live any further north than Willesden Green. To be honest, even that is pushing it.

    Having also fought out growing up in the N & NW postcodes, I agree 100% with you.
    It's not so much the crackheads, it's the desolation that does it. There's..well..nothing..Past Brent Cross you might as well go live underground. Hanger Lane in winter has my vote as the most depressing place in the U.K

    Despite the shitiness of Edmonton, I quite liked living there.

    my gf landlord hired a painter to paint her flat.. during this process the painter got some paint on an expensive item of clothing.. the landlord has apologised and said there's nothing they will do as they have already paid the painter.

    there's nothing in the tenancy agreement around this type of thing.

  • Deptford is the new Haggerston. Fashionable and now expensive while still being a total hole in my experience.

    Brockley was quiet, cheap and similarly well connected to Deptford but is sadly being Dulwichified very quickly. Still some good value only a little further out towards Hither Green, if you can handle Zone 3.

    I live in Hither Green and its got a lovely villagey atmos and is well connected to London Bridge - but it is ridiculously quiet. The pub (there's only one worth going to) shuts at 11pm.

    I like it but I don't think I'd fancy it if I was a young professional.

  • I've lived in Manor House, Seven Sisters, Finsbury Park, Highbury, Archway, Islington, Mayfair, Honor Oak, Deptford, Blackheath and Forest Hill.

    Anything with an N postcode is a desolate, howling waste-land full of crack heads and cunts, for which you'll pay a huge premium for some reason.

    South of the river is significantly better- far fewer crack-heads per capita, and the houses are both larger and more affordable.

    Plus you are not living in the North, which is a massive bonus just on it's own.

    Deptford is now becoming too overdeveloped, Greenwich has had most of the character stamped out of it in recent years to service the influx of new residents.

    Blackheath is nice, I'd live there again.

    Herne Hill is really nice, that whole area has a very pleasant relaxed air to it.

    I like Forest Hill, but with the direct train to Shoreditch it is undeniable that we're filling up with Hipsters- the house prices are going up dramatically.

    I'd have a look at Crystal Palace- still affordable, good transport links, great view.

  • I'd love to live in a 1 bed (on my own). It's just so insanely expensive. Even looking out into shitty bits in zone 3 doesn't seem realistic.

    Have been doing shares with randoms or mates for the last 6 years. With mates they can either be great or ruin the social elements of your friendship, and with randoms can be incredible or terrible.

  • I lived in Forest Hill, Peckham, Brockley and Camberwell in the 90's all complete cuntholes

    I hear things have dramatically changed? Also, if one more cunt tells me that Peckham is a 'great place to live' or 'up & coming' I will punch them in the throat
