Ok. The BS mortgage will be checking my bank account. I don't have massive permanent outgoings each month but I do spend my wages to the max. Didn't need to save as I had enough to cover the deposit.

I have a cheap knock-off. It's worth it for when I go away and forget to turn my heating down but it would be a lot better if I remembered I actually had it and remotely controlled my heating rather than forgetting until I get home.

We are in exactly the same situation, Foxtons valued us high, we agree offer and then the buyers mortgage company say it's worth £40k less. We were also told this valuation then sets a precedent for future buyers.
In our case we have dropped the agreed value £5k and the buyer is swallowing the rest, if your buyers have their parents helping this might still be a viable outcome.I wonder if the government has leaned on mortgage lenders to low ball valuations to slow the market?

^ very much this. they pander to greedy sellers who then get grumpy when the mortgage valuations come in lower. shouldn't really be a surprise to anyone.
i said it might seem low, but we have overpaid the difference to the mortgage and thats why we only owe 120k aged 30.
then she was like: but what about your car, do you have one on finance yes? i said no i have a car but it cost £390 pounds and a chicken kebab about 2 months ago. you probably dont have a box for the kebab expenditure on your form do you?
thf to her she did laugh at that but then went back to the computer says burgh script.
