  • Been on the blower to estate agencies a lot today.

Key point - they all start at 1.5% plus VAT and some go as punchy as 3% plus VAT...

    BUT...

They ALL crumble when pressed (apart from Foxtons).

One agent went from 2.5% to 1% with barely 30seconds worth of chat.

I love playing these no marks.

    .

Or am I the one getting played?

  • So the question is, do you want someone who can't [be arsed to] negotiate their own fee to be in charge of negotiating your house sale?

If they didn't bother putting up a fight for thousands, will they really care about earning another £100 by negotiating another £10,000 on your property? Or are they just interested in following the path of least resistance on everything?

  • Now THAT is a very interesting way of looking at it.

  • Want to live next door to me? Who doesn't, right?

  • Want to live next door to me? Who doesn't, right?

The people who currently own it don't.

    Jus sayin

  • @Hefty Touché.

  • That's a bargain...

    Apart from the neighbours.

  • Question -
When estate agents talk about about grading their fee
    1% for £x
    1.25% for £xx
    1.5% for £xxx
    etc

Are they talking about their fee changing for the whole amount as you go over a threshold?
or are they talking about getting an increased percentage on the amount over the threshold?

I'm no where near as good at this as I thought.

  • We keep finding places we like only to find that they are under offer before the viewing date and are taken off the market. Its annoying as fuck.

Hopefully we'll at least get to see one of the three places we've arranged this Saturday. With all the other regulars.

One of the places has a basement big enough to imprison one's family in.

  • I imagine it would be the fee changing for the whole amount or it wouldn't make much difference the other way.

    Sale price Comission	take home
    £500,000	1.0%	£5,000	£495,000
    £510,000	1.5%	£7,650	£502,350
    £515,000	2.0%	£10,300	£504,700

    vs

    £500,000	1.0%	£5,000	£495,000
    £510,000	1.5%	£5,150	£504,850
    £515,000	2.0%	£5,250	£509,750

  • Don't worry, it's not like @ChainBreaker lives here or anything...

  • Lol... The only reason this area moved up was cause I moved in. Ya get me blud.

  • Where are you looking now, still E17 or branching out?

  • This has caught my eye. Needs some modernising (the bathroom!) but seems a solid basis to start from and is liveable in despite the colour scheme...

    House

  • Yeah, wot dst said.

I think it's a really good arrangement if done right, prolly with bigger increments than dst suggests and a wider range, like 0.5% of the whole price if they get you what you'd have got yourself or through an internet agent, rising to 5% if they absolutely smash it and get 20% more than you thought you would. That'll focus them on the task in hand.

  • That's what we've gone for.

    0.75% up to asking
1% for the first 5K over asking
1.1% for the second 5K over asking
1.2% for the next 5k over asking

Then, if they get over 15k over asking they can get a 5% cut of the margin.

  • Fuck me solicitors charges are a joke. I hope I never have to fight anything in court.

  • Stay single.

    sad Freddy Mercury gif...

  • Standard charges are Between 700-1k for their fees for a decent lawyer, 500 quid if you use an online one. For that they are dealing with a transaction which can be hideously complicated, especially if a flat, not only acting for you but for your lender if you have one, and risking getting sued if they get it wrong..

I don't think the solicitors charges for conveyancing are expensive at all to be honest.

  • Anyone bought recently in Leyton? Realise E17 is over cooked and hear same in E10 is happening now, really don't want to get into bidding/closed bids/paying over the odds , looking for a 3 bed near Leyton underground/lea bridge rd

  • Agreed. Compared to agents and stamp duty the solicitor is great value.

  • Having read what you're prepared to pay for home improvements I think it's safe to say our definitions of expensive are fairly different! Which is fine, I realise I'm a northern cheapskate.

  • Bit off piste, but where is the best/cheapest place for packing boxes?

  • I have 4 or 5 massive boxes in se3, if anyone wants them for moving.
