  • It's an expensive business. My tiny bathroom cost a bomb. Better to get something you'll like though. Imagine skimping on say £5k of that and ending up with something that annoyed you daily. I like to cook a lot, so when I do my kitchen, I'll probably have to save up a wad to drop on it.

  • Fucking hell, we were quoted £4k and thought that was a bit steep. Didn't include cooker or washing machine, mind.

    Our French windows got done yesterday too, I'm seeing my place in a whole new light.

  • The costs so far in now particular order:

    Led under counter lights: £100
    Ceiling lights 90
    Range cooker 650 (down from 1k)
    360 plastering labour
    70 plastering materials
    75 plasterboard for ceiling
    20 emulsion for ceilings and walls
    800 kitchen rewire
    2k quartz worktop and upstands
    230 integrated fridge freezer (on sale from 300)
    180 dishwasher (down from 275.00)
    575 gas work and plumbing (tbf he had to run a new gas pipe from the mains and rejig the plumbing and move some pipes around)
    77 grohe tap (down from 150)
    20 concrete
    1200 fitting
    6600 cabinets (with an 80pc discount)
    100 floor tiles (on sale from 200)
    70 flexible grout adhesive
    50 call out for recommissioning range cooker
    600 to knock down chimney
    4 tap compression fittings
    30 chimney caps
    100 range extractor fan (down from 230)

    There are other costs as well like tiling the floor which escape me at the moment but that’s 14k there and then.

  • How have you replaced the support which the lower section of the Chimney breast was providing to the rest of the chimney, or did that £600 include removing the stack all the way to the roof and then closing the hole?

    Whats the best things to Google? Leeds based so the property market is a lot more 'relaxed' up here.

  • I found Prime Location and Right Move better than Zoopla, they all had pretty good searching tools like maps etc.

    But we found our place in the end by finding human estate agents and talking to them.

  • We've found the majority of properties we liked were already under offer by the time they hit the major internet sites. Estate agents will often have them in their own sites a couple of days before that but best to meet them in person, give your deets and get email alerts. Then once a week I'll call and politely ask if they have wind of anything that might be coming to market.
    Tomorrow we make our sealed bid offer, I want this house so bad.

  • zoopla and rightmove do it for me. Is that what you meant?

  • Rightmove is the biggest site, then Zoopla then there is a new entrant (onthemarket) which has signed a few agents to exclusivity deals so they either go on there a few days before anywhere else or only use that site.

    Note that spring is the busiest market so prices will be higher than the autumn and properties will be offered on quicker.

  • Where in Leeds are you looking? I'm in the process of buying somewhere at the mo. I just kept an eye on Zoopla, Rightmove and Onthemarket. The house I had an offer accepted on was on sale for less than a month but you're right, the market appears to be completely different up here.
    (immediately gets gazumped)

  • We found the only way was to slime up to the estate agents, that way they give you the nod before the property even makes it into the window.

    Yeah. I took a shot in the mouth to find a decent first home.

  • I really want to know whats holding the rest of that chimney up!
