We used ola Leslie in London Bridge. I am German and partner is Chinese, had family chipping in on both sides for deposit. Was in 2019 and was very smooth, but no cheap.

Was there a particular law change or are lenders becoming more wary?
I mean, there was plenty of dodgy money coming into London property well before and up to 2014, and from the markets we've been discussing.

Anyone had a gas metre moved?
Trying to get an old one in my kitchen lowered about 150cm so it sits below the worktop instead of right in the middle of the wall.
The gas board (Cadent) just said it’s about £450 to submit an application then about another £2k for them to move it.
Was hoping it would be far less….

May be wrong but my understanding is it's them or nada as it's their property. Assuming it's a functioning meter. We had similar situation and have left it (thankfully in an under-stairs cupboard, but just on an inconvenient wall).

Seems a lot..
Had ours moved last year about a metre and a half total distance, from inside kitchen cabinet to an external box. Was just under £800 which included them digging up the driveway for the box/gas connection and making good again. And don't think there was a charge for application. But was different gas board so maybe not comparable

A couple of years ago I got my supplier to move the meter as it was less than 1m. They quoted for free and charged £400 I think.
Move it once. Change supplier. Move it again. Man stuck it to.

She isn't cheap but she has done 3 different properties for me over the years and 1 of them I definitely would have lost if she hadn't managed to push it through. She's absolutely top notch and worth every penny - you won't find better than her.
I used to work with her 16 or so years ago but haven't seen her for a little while.

I've never bothered with the insurance but can understand why you might want to.
You can get no completion no fee solicitors to do the work but they tend to be slightly more expensive than usual and or shyte in my experience.
