we spoke to the forum approved broker yesterday and it’s due to whoever has the best deal at a particular time being swamped and it moves around as people get pissed off and move on to the next good deal.
our buyer is with Barclays and we are waiting for a final decision hopefully today or early next week.
he did say we were lucky it wasn’t nationwide!? sorry to not be giving you good news.
a while back it was halifax who had huge delays and a lot of people just gave up and went elsewhere. -

There are some lenders that do automatic income verification and electronic valuations subject to loan to value and credit score.
I’ve had an offer out in 7 minutes recently, though if your mortgage requires some underwriting, every lender is pretty shit slow at the moment.
You wouldn’t want to lose your 7 week old rate with Nationwide…
Did you apply directly, or are you using a broker who can shout at their business development manager?

stick with Nationwide - our remortgage took around 10 weeks but got a 5 year fixed at a very low rate (before it all kicked off luckily)

Isn't that the opposite of what you want? Materials that absorb moisture from inside the house and hold on to them sounds bad to me. Something that can get wet, and then dry out is OK (old school lime plaster and pointing etc).
Was in attic of a mates tenement last week, found the mineral wool put on the ceiling above what is now their bathroom was properly soggy. Has a new drop ceiling from the inside, left old on in situe, no vapour barrier, no other insulation, just the 300-450mm of mineral wool in the attic. Even in summer its wet with the moisture from the bathroom/shower passing up. All the lathe + old plaster underneath had fresh mould and wet to the touch (don't own a humidity probe thing). Also found their extractor that was fitted by factor's contractor a few years before just vents into the attic (in a different area) and doesn't go outside at all.

We managed to get a fixed rate in about 2017/18 on last bit of ours, at the time it wasn't the absolute best rate, but it mean't we had a known monthly outgoing and an exact date that it would end. Financial advisor told us back then that interest rates were unlikely to ever be lower and wasn't a bad time to fix, though it might go lower and please don't sue him. Turns out it was the right advise. Just wish had talked to the same guy about energy rates, ah well.

Nah, you need hygroscopic otherwise you're at risk of interstitial condensation, which is how you get damp or worse

Went though L&C. Getting another one in place as a backup through Mark Gordon at Kingsway Mortgages who comes highly recommended. I’m freelance which makes things slightly more tricky!

I used L&C recently and had an awful experience.
29th Apr - last message from L&C
5th May - lender declines mortgage pending further information on employment contracts etc
15th May - lender chases L&C for the above info
19th May - I call the lender directly because no updates from L&C despite many requests and no progress on mortgage, find out the above and sort it myself. From this point I just contact the lender directly and L&C don't post any updates at all until the day we complete at which point they close our application account.We almost lost the house and they could not have been less interested in actually progressing the application.
