It was cheaper to get them refurbed than replaced and they are much quieter, and now all open and shut too!

Just finished preparing a planning application for a front bike shed only to discover Waltham Forest Council's fee is a modest £238.20! What are the risks if we decided to go rogue and install a shed that complies with planning reg without applying? Are we likely to get a fine? Is retrospective planning equally expensive? I doubt everyone in the street has paid that amount as the only planning application for such a similar project comes from 2 doors down and, unlike many neighbours, he has deep pockets

Anything built in front of the frontage of the house - between the line of the front wall of the house and the road - can't be done under permitted development and requires planning permission. Which is annoying, since my house is on a corner and hence has two frontages.

I guess if you wanna do things properly you pay the council their 240 quid but it does sound like an utter con.

I'd have no hesitation in just plonking it down there as long as it would have been granted permission anyway and you know your neighbours won't grass you up.

In other news today I found out my son got into the local primary school 2 roads away. I thought as we moved on 29th march and the deadline for an in time application was February that we would have been stuffed as the school is outstanding and over subscribed. So I am absolutely dumbfounded he got offered a place today. Which I accepted within 2 minutes of receiving the email in case it was a mistake.

Given that the cost to rectify is minimal (pull it down and stick it in the now uncovered bins) I wouldn't be overly worried.

I agree entirely. I've got a wooden bin store built in front of my house which I suppose technically would require planning permission, and at the side of the house (in front of the side 'frontage') there's my 12 foot long wooden shed (AKA The Bicycle Palace) which I suppose should have planning permission too, despite being behind an existing 6 foot high wall. So far the local authority have not given even the slightest bit of a shit about them. However, some local authorities seem to be rather pernitckety about bike sheds and other similar structures, so there's always a risk.

I'm about to replace The Bicycle Palace with a brick rather than wood structure, tied into the existing 6 foot wall, for which I will be applying for planning permission. Even though I strongly suspect that if I just went ahead and built it, no-one would give a damn.

Regarding bike shed, I think I will go with it and make sure is within current regulations. I don’t see us moving anytime soon and if we had to, it could be easily disassembled, retrospectively granted permission or insured with indemnity. Thanks everyone!

We had an offer accepted on a house in Woodford Green in January. We pulled out in March because the sellers weren't finding anywhere to buy and we were stuck. The house has just been relisted. For £100k more than the asking price that we offered at in January. :o

I keep thinking this property train has slowed down, or stopped. And in many places it has. One of our neighbours just set the new highest £££ record for the street, nothing massively wrong with it, but not enough right with it to be around £50k higher than it should be.

Over £4k to move from a 3 bed, usual amount of stuff (but leaving behind one bed and all white goods) to a 4 bed 140 miles away. Two day move - pack up day one and unload day two.

I was hoping for less than two grand. Are my expectations just way out?

I would have expected 2.5 to 3k for that but a lot of it is literally them turning up and weighing you up.

As it happens I used 'easy storage'. I ended up moving quite a lot of stuff and storing it for 2.5 weeks for 600 quid which was an absolute bargain.

We used Andmove last summer for a 3 bed pack up service and removal from Peckham to Herne Hill.
It cost us less than £2k - it was only 1 mile away mind.

Mine was £1,500 (stork removals) for packing and moving from 3 bed. The other place was only down the road though so done in one day. I guess the two day move is using up people and truck for what would normally be two jobs so would be pricier. That seems a lot more though.
