We spoke to http://www.formlondon.co.uk about a structural survey type thing, they seemed very helpful but we didn't need to go through with it in the end.

We have found a house that we really like, but unfortunately it's in an area at risk of flooding. We're trying to weigh up if it's even worth the time and energy to look into this further or if it's a no go off the bat.
Does anyone have experience of a similar situation and how can you find out whether it's insurable and whether a lender would even go near it?

RE location, certainly not, it's in a great spot. Not the quietest road, but looks decently set-back. I live on the same road about 300m down towards Brockley and not bothered by road noise. Frustratingly, the house is the other side of the road to the insane private park between Lowther and Duncombe which is residents-only. I would move the minute a house came available for access to that, but mostly private sales between exiting residents and friends of current residents...

Ta, that’s useful to know as although I did go to infants school for a bit up the road and (later) bought my first flat* off Lewisham Way it’s a while since I’ve been around there.
Going to go and see it this week I think. It’s on multiple EA sites and a low ball offer has been submitted which they are mulling over.
*38k for a two bed!

my sister-in-law used to live up the hill from that. and step brother-in-law twice removed lived in one of those streets near the station (perpendicular to the main drag). bustling area - seemed pricey tho. found a really nice house round there once while wandering around but can't put my finger on it again via google maps : /

This isn’t London, it’s a small place outside of Stroud called Chalford. Good to hear it’s not caused issues insurance/mortgage wise for you though.
