    It's something I'm keen doing but the only people I've tried to contact so far are Dan James, who didn't respond to webmail, email or voicemail. I took that as indicative of the general state of things and haven't attempted to bother anyone else since.

  • Any recommendations for a lawyer who specialises in Family law/cohabitation/deeds of trust etc?
    Have contacted one who totally ignored our questions and banged on about higher stamp duty and mortgage issues when we are not even buying together but cohabiting in one property and possibly renting one out but each being sole owner.

    it’s complicated but all our questions will have been answered before for the millions of non-married couples out there and we just want some advice on the best way to go about it and future proof us from inheritance tax when either of us pops off etc.

    if anyone has a similar situation then be interested how you did it (live in one, share bills etc, rent other one out as your pension but have ownership of one property)

  • Dan James were big enough to be decent with comms when I dealt with them, there was nearly always someone in the office. They do seem to be doing half the ladder at the moment though.

    Any good trades in Bristol? Need a lot (sash window work/kitchen/bathroom). Need to speak to someone on the floorplan too as doing kitchen/bathroom anyway.

    Is having bikes hung on a wall vertically on the first floor flat of a 5 storey building with the odd wheel being visible by a busy road bad/dangerous (x3 bikes there)? Corner on the attached photo

    @aggi am aware of how busy Dan James are. They were doing simultaneous jobs on Seymour and Allison recently. I'd tried the 0800 number on the website about three times a couple of months back and only ever got voicemail. Another Level were on my list, will give myself a kick up the arse and see if I have any more luck with them.

  • 55 seems quite Spenny to me especially if you are using basic upvc window etc.

  • I got told around £60K all in for a flat roof dormer. That’s on a Victorian mid terrace in Bristol. That’s from a well recommended company, who are always booked up a year in advance.
    Interesting Bristol-London price comparison. Londoners often think they pay more.
