I wonder if they should have rendered over that stone wall
And strangled the family puppies while they're at it.

Damn right

Then bury them under the laminate flooring

Only certain wind directions? Which wind direction? That would suggest you have poor overlap somewhere.
You could recreate the effect of the wind by experimenting with hose angles?

Lit the beacons AGAIN trying to get quotes for rendering/pointing work. Have one crowd coming today and another hopefully tomorrow to look/quote.

It leaks when there is North West wind which would force rain against the new flashing /wall section near the ladder in the pic.
I was up there yesterday doing exactly that and trying to replicate the same wind direction but couldn't get anything coming through.
Also just been up there for ten minutes specifically at the flashing with a hose against that section at different angles and it's not produced anything.
@TW this is the problem. Its not going to be in an obvious place and to make matters worse there are two layers are gyproc on this roof (was re-insulated at some point) and there is a plastic sheet under one layer. So it could be literally anywhere and running along the plastic sheet until it finds the lowest point.

Chap who I want to buy the two garages from says that my using a solicitor means the deal is off- which is a bit of a concern.
Everything else to one side it means I can’t make some doors, so the chippy chippy wins by default, and I’m not happy with that.

• #48960
make the doors anyway imo just to prove you can

Chap who I want to buy the two garages from says that my using a solicitor means the deal is off- which is a bit of a concern.
Did he says why?

• #48962
Had these guys in to quote, anyone heard of them? Total woowoo?
-
• #48963
Sounds like he might have been trying to pull a fast one and has pulled out before getting caught.
-
• #48964
Well, he just said this:

• #48966
He's basically that guy on eBay who is like 'no returns due to the nature of leasehold garages'
-
• #48967
how is this guy proposing to ensure the garages are properly conveyanced without involving a solicitor. more importantly, how are you to ensure you're the proper legal owner of the garages without a solicitor getting involved to make this certain. idgi

• #48968
Absolutely no PayPal for cash payment I mean questions call 0734....
-
• #48969
Hot take - he doesn't actually own the garages.
-
• #48970
Well, the solicitor I want to use gave me two options- she can review all the documents and give me her opinion on whether the chap can sell them to me, and what documents would be needed, or she can handle the whole thing.
-
• #48971
Sounds like you might be able to get her to handle the whole thing without him knowing? There'll presumably be a definitive document that'll show you own it and it won't matter whether he knows who drafted / managed it.
-
• #48972
If it's not conveyanced, how are you going to make sure the dude actually assigns to the lease to you after you've parted with the cash?
-
• #48973
Well, I paid the fee and got the current land registry docs, and he is on record as owning one and his sister the other. Question is- can they sell them?
-
• #48974
we set brommers onto them

You sir are cruel
Water likes to find it's way across battens and over the surface of sarking, until it finds a hole / pools.
Leaks never seem to be where you think.
Lifting a few tiles might be in order.
