Good luck with that, what you thinking? Invite a few shady characters into the neighbourhood, fiddle with the foundations, stick a 5G mast on the roof? You’re up against a government obsessed with keeping house prices high (for better or worse) I’ll be interested to see how the strategy plays out.

Lime plaster and mortars. Do I want hydraulic or non-hydraulic? I have a decent sized hole to patch internally onto exposed lathe. Then likely some other internal finishing work for patches/cracks around windows etc. I then also will need to repoint the brickwork in a lean to where the original lime mortar has crumbled.

Hydraulic is less fannying about, and can be stored, mixed and applied much like gypsum / cement (except left to stamd an hour or so). NHL3.5 is pretty ubiquitous for small patching jobs.

The combo of wind and rain last night has exposed why the light fittings are fucked. I thought it was the old shower leak, but no. I think some hip tiles on the bay roof are fucked.
Any recommendations for a roofer in/around CR7?

Lay awake last night listening to the storm and wondering if my roof would leak. It did. More than before (although it was a lot of rain).
Starting to think where the roofer repaired the roof isn't the problem. Perhaps water is getting in higher up and adding waterproofing lower down is not letting the water out so more is ending up in the house?
Going to have to stop the refurb of the rooms below. Hope the builder has another job to move onto and that I can get him back again when the roof is sorted. Although that feels like never right now.

I went through the roofers with the most positive feedback/reviews on checkatrade and messaged 6 or 7 close to me, and also put a general quote request on there. One called me back already (SL Roofing) and will come round tomorrow lunch time to take a look. Well reviewed and the quick response puts him high up the list already.

Lovely guy, stuck with the quote, answered the phone, called back if he missed you
He replaced the felt on a flat roof of my partner's flat, there were a few additional surprises but all sorted out really well.

Wayne has already responded and is coming out Tuesday morning to take a look, and in his words "if it's a simple fix, do it then and there". I don't think it will be, but great that I now have two roofers coming out in as many days.

First quote in from Aquashield. £9.5k
New membrane, battens, repointing everything that needs repointing, new flat roof on the loft extension and new fascia boards and gutters. To be honest, it's less than I feared and we knew the roof needed done sooner or later. We have budget for it, and it'll be guaranteed for 15 years. I have two others coming out tomorrow and Tuesday to quote.

Bonus points, all of the things the roofer pointed out were listed in the survey from Leo Horsfield. So while it's a 4 figure sum, it's not a massive surprise.
