No-one does ghastly like the US. I went to some very strange houses of colleagues when I lived there.
It's a shame that most US real estate sites don't do floor plans. You never get to see just how much empty space there is in these kinds of houses (and you'd need a lot to store all of that Christmas tat, and all that golf equipment).
Most of them have a hallway/foyer bigger than my entire 3 bed flat.
(Deep gym envy though.)

Tile SAGA:
So, having decided we did want the expensive tiles and we're just gonna suck it up and pay. I placed the order. Didn't check but they quoted as inc VAT when it was ex VAT. The invoice they sent me was correct but the email was wrong. So +20%
Anyway, I found one of the box box retailers that will do them at -20% so back to the original price. Cancel order with first company and then reorder. Also worked out I was over-ordering so dropped down to just over +10% for wastage and cuts. Tiler will have to be good. This drops another 10% off the price we're in to a more palatable number.Issue now is that my original order consumed all of the stock so I can't now reorder it with someone else and this has shifted the delivery date to mid-Jan.
FFS I'm an idiot. -

Personally, I have a problem with the wheel.
You know they used to get slaves to push 'The Wheel of Pain' - a giant capstan to which slaves are chained and made to drive in order to power some unseen machinery.
A shame as I used to really love cycling.

My tile saga has gone the other way.
The price has dropped to £1.5k (from £2k).
Nothing changed, I just said I'm ready to order and they lowered the price by 20% from a discount over their guide price anyway.

If people are riled up and angry with someone having a personal objection to the name 'Plantation' shutters and start suggesting that maybe we should stop using all window coverings or hey, what about chairs and wheels(!) maybe they need to get over to the Black Lives Matter thread, have a read and educate themselves a bit.

we got an AIP for such a deal, mortgage rate is higher for 2 years but being able move chain free would be mostly worth it.

I did. That's why I still have the flat. Plan was to sell it but cladding crisis has truly put an end to that idea. Try and keep your outgoings as low as poss is my only advice.

You can't see out with translucent film though. I'd like some kind of one-way mirror effect but sadly that doesn't seem to be available.

Hmmm, that looks rather handy. Does it still work when the lights are on indoors and it's dark outside? Could be tempted if so.
To what extent does it reduce the light passing through the window from the outside? I'm assuming there must be some loss of light.
Edit: Read the website 'the side with the most light will be mirrored in appearance and the side with the least light will allow a one-way viewing experience'. Doesn't look like it'll work in the evenings or at night if the room is illuminated.
