  • It only matters if you plan to leave London

  • Yeah, I'm just waiting for Aus to tank... I'm over Spain now.

  • Plunging the entire country into darkness?

Neat. Not to my taste, but probably a slight premium on this due to being south of Forest Road, although the area West of Lloyd Park is rapidly becoming popular

Knackered kitchen, plastic door, no fireplaces, painted red and ON Forest Road, 300k

  • Plunging the entire country into darkness?

  • Just remortgaged to get a better rate. Online, took about 5 minutes. Should save me a grand or so per year. Probably should've done it 12 months ago. #fuckinghindsight

  • Same, that's why it was so quick.

  • I made a final offer of £310k, and there were several offers above that. That wasn't a sales pitch - they weren't even really interested in talking to me. Evidence of my eyes suggests it isn't a scam.

  • What's the fuss surrounding these Warner flats?

    Serious question.

  • Over 55s only with an on-site warden and emergency pull cords?

  • I don't know if there is a fuss, in particular.

They are cheaper than most two beds in other areas of London, but I think the price is on the rise faster as buyers priced out elsewhere discover Walthamstow.

I think they are attractive because

    • they are purpose built as flats, so have a sensible layout
    • the build quality is good and a lot have nice period features
  • Blimey, I really hadn't thought that 300k was cheaper than the London average for a 2-bed flat (that said I haven't exactly done any research).

if that's the case, then it makes sense.

  • That's ridiculous. It's all gone a bit bonkers hasn't it? And it was pretty bonkers already.

  • I hope place in Catford will still be reasonable when I can afford to buy!

  • It is ridiculous. I'm several years away from being able to buy, and even then I'd be looking at somewhere outside of London, in the region of £150k.

This isn't to detract from your efforts to buy, TV, by the way. I'm just a bit taken aback by the cost of all this.

  • Laner, presumably Catford will be 'discovered' soon thanks to the recent influx of forumers. I think we can all agree that fixed wheel bicyclists are London's first-wave gentrifiers.

    (not serious)

  • ^but, about to have a second above-usual-quality pub, and currently experiencing a decent pop-up restaurant scene. And there's a farmer's market now. It's happening. And we're fixie-skidding everywhere we can to encourage it.

That and the forces of Hither Green pushing south.

  • Find me a 2-bed Warner under £250k and I'll show you a wreck.

Anyone buying short lease flats = more fool them

  • I hope place in Catford will still be reasonable when I can afford to buy!

Catford prices look quite flat. Sell some of your bike fleet and you will be most of the way to a mortgage.

  • That and the forces of Hither Green pushing south.

We can't all be awesome enough to live in Hither Green

  • The agents must be loving this. They're doing fuck all work - open days so they don't even have to fuck about with viewings - and getting paid the same percentage rates as before on massively inflated house prices.

Where do I apply to be one?

  • Apply in writing (must be in your own blood) to Mr. Lucifer, Seventh Circle of Hell, The Underworld. Enclose a picture. It helps if it's a picture of you wearing a very shiny suit and an unconvincing smile.

Pretty sure Hefty will back me up on this one. Although the above may only apply to Foxtons.

  • We can't all be awesome enough to live in Hither Green

I always read that Hitler Green.

    Don't mention the war.

Where do I apply to be one?

Meh. I used to get 2.5% 15 years ago. I'm lucky if I get 1% now

I don't do open days [open hours really] either. As you suggest, they're for lazy agents who don't care about providing any sort of service.

Send me your CV and soul by PM and I'll find you a job moving wheelie bins out of the way for photos. You have to bring your own suit but we do have company branded Lycra. #trufact
