I like it but I think they've been a bit stingy with windows on the top floor at the front.

Looks good!
Out of interest what's the floor to ceiling height, and floor to window cill, in that room?

£900k for a house with rot and subsidence? Run.

If you take the report at face value the place isn’t subsiding. You’d need to get your own investigation done though.
It sounds more like a fixer upper that’s somewhat over priced right now.

I really like the look of this house, does anyone have any experience of the area?
No but that house could be lovely, 100% the best one you've shown us thus far!

On todays house buying drama, exchanged earlier this week, hurrah.
Only to have an email yesterday telling me there has been an outbreak of Covid-19 in the solicitors office and they've had to shut down.
One would assume that because we've exchanged and completion is set for next week that things shouldn't be held up, but if I've learned anything from dealing with solicitors its don't assume anything.
Honestly you couldn't make this shit up.

Is your solicitor tunbridge wells based - or is this happening everywhere?
-
• #38011
Nope! Are you having the same problem?
-
• #38012
colleague had the same issue yesterday!

I would have thought you'd be okay but agreed, applying logic to solicitors often doesn't end well. Fingers crossed you'll be able to slip through without much drama.

Fingers crossed! But so far I haven't managed to get hold of the solicitors for the past 2 days...

Green homes grant: what a fucking racket

Are you available to act as my negotiator?

Finally got through to my seller, claimed a bad case of gastro meant they hadn't sorted their solicitor (for 4 weeks!). A week ago they claimed to have instructed & paid their solicitor yet said solicitor still hasn't confirmed or sent the sale memo to ours. Annoying.

Where'd you get to with it? When I looked into it it just wasn't worth it.

I have a list of basic maintenance and repair stuff that needs doing that I've been avoiding. It's all bitty work that no-one really wants to come out and do, and in some cases I don't really know who to ask.
Today I noticed that the slightly rusty soil pipe on the side of the house looks pretty fucked. The worst bit is the 'junction' piece that joins to the upstairs loo, but the vertical sections above and below are also cast iron. It's a bit windy so I haven't been up on a ladder yet to inspect it properly - I'm also loathe to pull away any of the peeling paint in case it has some kind of structural/protective property. How difficult is it to replace, and who would do it? Doesn't feel like a plumber's job. General builder? Some other specialist?
At that height I'm not too bothered about material, but the lower section needs to stay (or be replaced by) cast iron due to the neighbours parking their car veeery close to it. The chimney also needs repointing, but I've put it off for so long that the side of the house does as well so at least that's turned into a bigger job... And the bargeboards are in desperate condition... In recent storms I've been hearing sounds of little bits falling down the chimney, I'm thinking maybe loose mortar or something blowing in. There's also a missing tile that I can't see (just saw the evidence of it on the ground) and can't see from inside (close-boarded on that side) but presumably needs replacing anyway.

I'd put a small wager on it being twigs from birds nests falling down the chimney.

Wanted to get the grant for underfloor insulation and loft insulation, neither of which I have.
The system requires you to get quotes from their approved suppliers. No probs.
Approved suppliers are charging £300 for the quote and then maintaining a separate pricing book for GHG. Net result is the exact same number.
All govt money flows to the suppliers. Racket.

Our end of week update is that we got all the information from our leaseholder back to our buyers solicitor on Wednesday who has said they are too busy to review it.
So I am betting that next Friday we will be told its been reviewed and there are followups and we'll get to start this whole 3 week cycle, all. over. again.

I am thinking of applying for underfloor insulation as well. Work has to be completed by end of March though right? I'm only at the 'thinking' stage so this seems unlikely.
That big breast in the middle will look nice once rendered
