  • our architect said panes of glass (provided they were standard sizes) would be cheaper than velux, because e.g. they don't include an opening mechanism etc. we ended up with velux windows, nevertheless - think the builder had some stock left over from a previous build lol

  • my girlfriend just spoke to the builders of our block as we have a 2 year warranty and some spot lights have stopped working, she also brought up the EWS1 form. The person she spoke to said we don't need one as the building is not a High Rise Residential Building despite being 6 stories and she sent a follow up email saying the same. Am I right in thinking this is bullshit cos they don't want to pay for the EWS1 and associated works? My gf is going to talk to her mortgage adviser and also the estate agent from Nested to see if they've encounted this before but who would really know?

  • Yeah our contractor said the problem with large panes are that they are heavy so opening and closing them requires a strong motor, and all that costs £££££.

    Velux is coming in at around £2500 for 3 standard windows and one that opens.

    The maximum we can have is two windows at 1 metre x 2.5metres.

    I found this which comes in at £3k for 2 windows of 1m x 2m which is good but not perfect

    I read that means 6 storys and up so our building should be included? It doesn't seem to be a set definition which isn't helpful.

  • The 18 meters seems like a set definition to me.

    If you are in a new build block can you find the planning application on the council website which probably has the height in?

    @cozey oh ok then... this is a decent enough overview, we have since replaced the table with a larger one that fits the space better.

    The garden is less bleak now.

  • ha, not quite that bad - this is the current view... all the dirt/rubble at the back of the garden was (up till a month ago) covering the back steps. it was put in by the builders as an access ramp. they didn't remove it tho (annoyingly) so I had to dig it out which was back breaking...
