agreed, i think we've decided, we really like it but its not worth near the asking price (to us), given the location, we have a max price in mind.

To be fair, our 2 bed flat did that much in 2 & 1/2 years from 2013 to 2015.
That was a 100% increase in value.
We didn’t do anything to the place...

It was hither green.
Think that it was a combination of four things:
- London Bridge / shard opening (15 min train)
- Hither Green being ‘discovered’ not long after we moved (pub refurbished etc)
- The flat being undervalued by the company that built it (ie not taking into account points 1 & 2)
- Selling at the top of the market for mid 2010s
It was listed on the Saturday evening and sold £25k above asking by lunchtime on the Monday to a cash buyer. Nuts.

I think my absolute ideal place is just down the road from where we are now the Lings Coppice houses (https://goo.gl/maps/cRYb3M1vPvJjAMD9A) and theres a few of them (same architect/basically identical) just round the corner from this place in Croydon too, and they're 150-200k cheaper than Dulwich.

I had very similar (the price differential wasn't as big but it was a shorter period) and to start with I was considering how much it cost, what the refurb cost would have been, etc and not getting anywhere near the asking price and it was making me thinking it was way overpriced and unsure what to offer.
Then I took a step back and thought that the price seemed reasonable for the area before I found out the previous selling price so it shouldn't really change my position much.
