  • I have of course been looking at sold and for sale prices so have a fair idea. But the EA is going to be the one that puts it on the market. If I am wildly out and insist they use my valuation, they won't touch it.

    I've emailed KFH as they seem to have a number of 2 bed places up around here.

  • Valuations is a thing they do, isn't it? I had a few done recently and even when I said I definitely wasn't looking to sell, the bigger places didn't charge. Tiny place round the corner charged but it wasn't much.

  • I think you've overhauled the living space, that's quite clear.
    It should be an easy sale if you can indicate where someone else might be able to add their own "flourish". That's apparently what the people want.

    Or you go crazy, rent it out on airbnb, smash the granny out of rentals, get a second property in Morzine somehow.

    I viewed a fair number of places that were using the owner's valuation that was wildly out. The estate agents all seemed willing to take the property on and then just bitched about it.

    The problem is that the person who needs to sign it is the freeholder and they won’t sign it because signing it would be stupid because it’s a stupid form.

    Essentially you'd be an idiot to sign it. There are a lot of idiots around but in this case the idiot has nothing whatsoever to gain by signing it. So guess what. They don't.

    so you are going to land up with 3 ikea cupboards, a camping stove and no sink as you can use the one in the bathroom as this meets the user requirements of be able to cook, clean and store

  • Offer accepted back in November, originally planned to exchange in Jan but top of the chain collapsed. Then planning on exchanging a few days before lockdown. 5 or so house chain that seem to be in limbo waiting (after the top pulled out of selling).

  • Has anyone had experience with water damage to ceiling plasterboard?

    For context; our boiler in the loft leaked twice over a 4 month period. Coming back from a weekend away we noticed that the ceiling in one corner has a big crack and looks like it's sagging. I assume the residual water plus heat from a warm weekend with no windows open has fucked it.

    Is this an expensive job that I need to put through insurance?

  • You'll need to bring the plasterboard down. You can just cut out the blown section and replace the entire board. To make it good cover the joins with tape and skim over. Plasterer could do it in a half day for £150-£200

  • Yeah it's not a massive job. Had a similar thing happen in our previous flat.

    Have you fixed the boiler so it won't leak again once you've repaired the damage?

  • Yeah I lost the fight with the better half and ended up doing a lot of packing during lockdown and then used a cheaper man + van service. I still think I was right but hey ho.

    We’ve got sandblasters and cleaners in first thing tomorrow. And then we can move in proper!
