Yeah, it's kinda weird. I can see arguments for using value or purchase costs depending on what you are trying to do. In this case sunk costs would provide the slightly less depressing answer.

There's another modernist gem (though not for sale, unfortunately) not for away on Church Road. Not sure what happened for it to have popped up in a sea of mock-tudor, but I've always admired it from afar as my granddad lives just around the corner.

Worcester Park though...
You can get architecturally interesting without going listed, which is a pain (though depends what is listed - eg interior/exterior etc).
Plus you can get a bit of extra income through use as a location. -

My personal suspicion (based on not much) is that the supply will be stagnant but prices may not be hugely impacted.
Plus, having rented for 10 years and owned for 10 years I'd find it difficult to go back to bellend landlords, renting and all that comes with it and would be willing to take a hit to avoid that.

I did a dogsit in Haslemere last year, awesome riding, short drive from mine on W Sussex coast, and I got a train into London for some brutal moshpit action on the Friday night. Great shout.
