FTB's have been priced out of London already.
According to the sales guy on the £350,000 2 bed SE16 new flats I mentioned up thread, they're mostly selling to first time buyers.
He also threw into the conversation that these first time buyers we on £70,000 salaries.....

Hmmm, so he had an order for possession made against him, managed to avoid having it executed by shouting a lot, and the police were too ignorant of the law and too limp-wristed to tell him to shut up? I'd say it's debatable whether that's great or not.
What's beyond doubt is that Mr. Shouty doesn't understand the law, and should read the whole of Fisher & Lightwood before relying upon it. The section he's referring to deals with peaceable taking of possession, which is entry without getting a court order first. In that case they evidently had an order for possession, and a warrant for possession, and so the section from Fisher & Lightwood he cited is irrelevant.
Still, I probably shouldn't laugh at inept efforts of amateur lawyers.

I was at court once when a freeman was up. The mags asked if anyone by the name of John Smith was in the room, he said no, he didn't recognise that name. So they told him to sit at the back of the room and watch while he was tried in his absence. Oddball.

I'm down St ann's road, more towards green lanes.
Quite a few people I know live on lawrence road which they're currently redeveloping and building loads of flats and shops on.
TBH, I've lived in and around the area for a bit over the past few years, and even in just the last two years it's improved loads, there's a sainsburys and a Costa on west green road now, which years ago would have been unthinkable.

I empathise with the frustration. It's over three months since my offer was accepted.
Survey and searches all went very smoothly. Main reason for the delay was the entire month it took the seller's solicitor to reply to my solicitor's enquiries. Things are hopefully almost sorted now, but my solicitor has buggered off on holiday for two weeks. The nerve of some people.
She's due back next Monday, and seemed hopeful things should be in place to exchange that week. I'm feeling pretty confident something will throw a spanner in the works, just so I'm not disappointed when it doesn't happen.

We waited 7 weeks for the vendors solicitors to return all the paperwork and enquiries.
When she did send it all back it was dated with the vendors signatures over a month earlier so they had just been sitting on someones desk for 6 weeks.
They then sent a note saying
"so we can exchange tomorrow and complete on Monday then...?"erm.... no babe.

I would also like to say the Martin at Gisby Harrison, who was recommended to me through folk on this thread, has been an absolute star.
I think I am the third forumenger (Soul & Sainsbury's Ed?)to use him for conveyancing and I would recommend him to anyone.

Bit of advice? This may be a bad idea, but I was considering dropping a quick letter to the seller by post, just saying 'hi, I know things seem to be going well, but should you ever want to get in touch you can get me on 01234 567890. No worries if not, Sparky'.
The thinking being that if we're ever being held up for whatever reason, we could get the truth straight from the horse's mouth with a text message or phone call.

How do you deal with a landlord if you are renting and hope to buy in the near future? How do the timings work? Been in our place a few years but hope to buy next year. Tenancy renews around Oct/Nov.

I did it once when I snapped my frame and wheeled the bike home and once when it was a nice night and I had no bike. But it's all about the ride so who cares if you're 30-60min away.
