we're planning on getting a new bathroom because the current one is shit. we've had a quote from a reputable high street bathroom purveyor and installer and it's a bit arse clenchy to say the least. With that in mind, we've done some asking about to see how much it would cost to source the materials and hire separate people (tiler / builder / plumber etc.) to do the installation, and whadya know - it costs pretty much the same with the added ballache of a) having to source and vet buildery sorts to come in and do the graft b) having to stage manage these fuckers so their respective contributions line up with one another c) having to admin three / four separate works guarantees as well as separate materials warranties.
Is there a third option we should be considering before we pull the trigger?

Oh, on the subject of bathrooms...
I don't think the drop or whatever it is called is enough in mine... the shower is on a plinth to make up for it (about 6inches off the floor) so its a step up.
I too want a new bathroom, and want a walk in shower where the tray is the same height as the rest of the floor, I feel it will be ruined if it isn't the same level.Resisting tagging Airhead because I'm sure he will know the answer, but anyone else have any ideas? Cut through some floor joists to lower the pipes?

Bought a house 2 years ago in Edmonton with the help of my wifes sister. Remortgaged last month and couldn't get my wifes sisters name off the mortgage and mine on as I couldn´t provide enough evidence of income (self employed mechanic).
I now have 2 years to figure out a way of getting her off the mortgage and my name on. Easiest option is to get a full time job as an engineer for 3 months just for a payslip and proof of income.
We can easily afford the mortgage and I am also a named owner on 2 other properties in Ireland that were passed on from my family. Can these help as collateral?

Do you own the property in any legal way at the moment?
My first thought here is you need to be careful of second home SDLT (3%) if you already part own two properties.
My second thought is the other tax implications on taking on the mortgage that she is down as paying, you're effectively purchasing that much of the property off her.

No. I don´t own the property in any way.
I´m aware of the second home tax but not all the ins and outs.
Didn´t realsie there would be tax repercussions of me ´buying´ her stake.
It is not essential that I own the property in any legal way. The main priority is to remove my wifes sister.

I think you need to find a one man band... or two/three person band.
IMO - Large reputable high street chains will be hiring sub contractors, who will see the large high street chain as a cash cow so price high, do the job slowly, and not worry as much about finish because it's not their name on the line.
Hiring separate people will result in no one taking ownership/responsibility for the project as a whole and could result in problems like people finishing one bit only for another person to come in and say they need access to whatever is under/behind the just finished bit.

My dad has one in a small bathroom. Shallow shower tray, small step up (5cm), half glass screen and pivot door. Works well.
My sister has one in a larger bathroom - long and narrow with basin closest to the door then loo then shower. No tray, just tiled to falls, no screen, no curtain. It's shit.
Both have underfloor heating, I think. For sister it's pretty essential otherwise the floor would be permanent wet. -

My sister's dickhead partner is a bathroom guy, he gets all his work from a posh high street bathroom showroom in Fulham... He made the guy that gives him all his work joint godfather of his first kid... A bit medieval but he does get him hundreds of thousands of pounds worth of work...

Our bathroom guy did a great job covering the whole lot apart from plastering, which he subcontracted some decent guys for.

My sister's place is really frustrating to use... Even if it just had a curtain on a wire, not down to the ground but just to keep some of the spray and mist contained, it would work a lot better.
