Hmmm. Sometimes leases are worded badly. Might be worth getting the clause in full and getting an expert to review it.
lease says "Not to keep any animal bird or reptile in the flat which the council considers to be dangerous injurious to health or a nuisance"
Above Standard. A great number of lease rule out ALL pets unless given permission, so this seems quite permissive.
There is a restriction against keeping pets on the property. I would recommend that if you intend to keep a pet, you obtain consent from the Landlord before exchange of contracts.
The pets thing...it only matters if your pet is a fucking nuisance anyway. If you have a brain, you'll make sure your dogue / lizards are quiet and don't piss people off.
The solicitors are covering their bums, there.

Aah - yes, there is ambiguity.
I read it as "no pets, which council sees as disruptive" (i.e. none at all) rather than "no pets which the council sees as disruptive" (i.e. no nasty ones)

Bastard seller has refused our offer. It is slightly below asking/starting price and is our absolute maximum bid so I'm not raising it. It is also the only offer they've had on their f@cking house in the 3 weeks the ad has been up. Why won't they take my offer, the cheap bastards? /rant

Actually it is about 150 yards away from a disused bunker that was supposed to be for the watchmen during the cold war. Someone was supposed to man it at all times and after the bombs dropped they'd peep out (on top of the big hill overlooking Brighton) and have a look at the damage before nipping back in (bit of fallout never hurt anybody) and reporting it to London.
150 yards should bump the price up by at least 15k I reckon.

Possibly, possibly. I've just found out that there's no mortgage on the house currently which means they're not just old, they'll soon be rolling in cash if they're not already. Makes me hate them even more, obvs.

You do, as much as anyone does - there is no superior interest but if you managed to disclaim the freehold somehow it would become bona vacantia (i.e. defaults back to the crown)

ask the agent what the listing price and the target price is. Ask then if anything is going for asking price. If you think there are potential problems with the property, call them out and ask them their strategy for selling with it. don't be afraid to list for a little less than the agent suggest if you think so. Their aim is to get the business in and worry on the selling later. Ask them to bring right move reports for the area and highlight which houses you are competing with.
If you can't make the decision between the EAs, look for the one with the most properties on at your price range and bargain them to 1%+VAT.

Could it be that the lease is not obvious at spelling this out.
I don't understand - doesn't that make it pretty clear that a house cat isn't allowed in the lease, getting a dispensation / permission for one does seem like something you'd have to do rather than the solicitor unfortunately.
