A friend's parents sold on Croxted Road. Even though it was freehold, the Dulwich/Alleyn's nonsense made the process unnecessarily painful by all accounts. The £1.75m they got for it probably provided some respite.

I agree that all the places you have lived are awful.
Swiss Cottage is an anomaly - a traffic snarled gyratory full of council estates in the middle of much nicer areas. Go west, east, north or south and everything is a vast improvement (Primrose Hill, St Johns Wood, West Hampstead, proper Hampstead, Belsize Park, etc).
