    Buyer has contacted my EA. Has basically said, because I paid a different price in March, and given the costs of work I have done, he is reducing his offer.
    He's had 2 surveys done. And 2 quotes for DPC.
    He has reduced his offer by 6%.

    I've said he can have 500 quid off towards his DPC but that's it.
    Tempted to pull the plug on this dick though.

    Buyer's 2nd survey wasn't a survey. It was another builder. So he's obviously just supplied a quote for a DPC. Buyer is basing all his stupid decisions on these quotes. For work. That doesn't need doing.

    He has sent a copy of the builder report/quote. Along with a photo of 'damp'. You won't believe it. It's fucking paint. PAINT. It's where there was a really patchy paint job done by previous owner. I've touched it up. There's a slight difference in tone/colour I guess.

    Fucking damp. My arse.

    EDIT - I'm going to live with Chris.

  • It doesn't need one. It does already have one, yeah.

    The reasons given from builder (a) were DPC installed incorrectly and penetrating damp, builder (b) rising damp.

  • Slack those chump buyers off, they may come grovelling back and stick with the original offer. They sound just scared shitless and without a clue. Probably being given bad advice from mates.

  • Because it’s not my place and because it’s not my money I’d firmly and politely tell them to do one.

    That said if you need the money you could try a small concession with final reduction, i.e. this is it, it’s going back on the market if you don’t accept and get the purchase through in x weeks.

  • I would definitely put them right on the facts of the matter and tell them to pay the original price or fuck off. Actually I might just tell the agents to put it back on the market regardless.

    And in future redecorate properly before trying to sell a place.

  • As I've had an offer accepted elsewhere, I've said I'll take off £500 towards the DPC he doesn't need to buy. Answer by tomorrow. Or I'll withdraw from market. (With a view to staying for a year and changing layout which I think will increase value)

    I mean. It's the World Cup in a month. And then the TdF. I need to know where the fuck I'm gonna be sitting.
