Does this seem right to you guys?

[*]Should I even be buying a flat?
Yes
[*]Should I be buying this one?
?
[*]How am I going to pay stamp duty?
?
[*]Do I hand in notice on my flat now, or wait?
Wait
[*]Oh shit...
The worry never ends

In order (IMO, E&OE, YMMV):
- Yes
- Dunno, make sure you get the full survey. It's probably fine.
- Dunno, but you don't have to pay it until you've been in for a month, technically. Your conveyancing solicitor may ask for it earlier though. We went over the £250k threshold and borrowed a little from each set of parents to cover...
- Wait. Until you have exchange of contracts it isn't necessarily yours. You could end up homeless and unless you can afford to risk that it isn't worth the risk.
- Indeed! Just wait until you start doing DIY, it takes over your life, eats into your cycling time and leaves you knackered half the time :)
- Yes

It's not fun so far. Worries include:
[*]Should I even be buying a flat?
I don't think it's a bad time to be buying one
[*]Should I be buying this one?
It looks nice, the survey will tell you if it's structurally sound.
[*]How am I going to pay stamp duty?
Sorry, can't help with that one, but it's not that much in the grand scheme of things.
[*]Do I hand in notice on my flat now, or wait?
Wait. Your Solicitor will be able to give you a completion data, which you can then base things on, you may want a couple of days overlap, depending how much stuff you've got to move.
[*]Oh shit...
Sit back, relax, and breath. :)
Or let me know when you want to pop in for a tea/coffee/loan of tools/etc...

Does this seem right to you guys?
Doesn't show you the nice view of the A3 from the front sitting room, and the front bedroom, etc?

Does this seem right to you guys?
Apart from the front being a bit fugly, it looks like a lot of flat for the money considering it's proximity to Richmond Park.
It is right on the A3 though...

What seems wrong with it? The price might be a little on the low side, if anything...

Funnily enough I've just been told the same thing.
It was more sarcasm than anything else.
Dealing with getting contracts and mortgages sorted has been a total pain in the arse for me. I just want to get moved in and forget about it now.
-
• #1961
It seemed to me to be low priced, but it is right on top of the A3, so how big a discount is that worth?
-
• #1962
I seem to be edging ever closer. Survey done, mortgage sorted, awaiting 1 or 2 answers about the lease, then it shall be mine.

Doesn't show you the nice view of the A3 from the front sitting room, and the front bedroom, etc?
There is only one window looking onto the A3 so I'm not that concerned about that, and the bedrooms are at the rear
What do you mean by 'right'?
It seems a bit cheap, which worries me. The thought of paying a surveyor who will then potentially tell me to walk away doesn't sit well
Apart from the front being a bit fugly, it looks like a lot of flat for the money considering it's proximity to Richmond Park.
It is right on the A3 though...
It looks ugly from the outside but is nice on the inside and comes with a ready made man-cave
What seems wrong with it? The price might be a little on the low side, if anything...
This. This is what is worrying me, also the price has been dropped and it has been on the market a while.

depends on how your sleep in. Any room next to the A3 will have noise through the night from lorries. Neither the master bedroom or 2nd is so that will soften it.
I would suggest it is on the cheap side cos of funny layout (2nd bedroom not ideal for a child being 2 floors down), ugly and A3. Personally though I quite like it and if I was a single buyer who wanted to get a lodger in this would seem a good bet.

Is it the same as number 7 which was on the market at 375 and eventually sold for 325? http://www.zoopla.co.uk/property-history/7-pallister-terrace/roehampton-vale/london/sw15-3er/15224683

dst, I live right on Uxbridge Road at the moment, I cannot imagine the road noise would be much worse.
Cheers for that WVM

If you can get it for around the £320k mark, i'd say it was worth a punt.
-
• #1970
less than 10 years old will prob mean not much to worry about in the survey.

I wish I could ship my house to SW15.... and then sell it!

There aren't many people who would buy a place right on a massive A-road. Noise, pollution, no sense of community, I wouldn't touch it with a barge pole personally. However, if you really think you'd be ok with it just make sure you don't offer too much. £350k seems far too much to me, although I don't know the area.
This will be very useful for a lot of people 'on here', the checklists near the bottom are very helpful and thorough:
http://www.moneysavingexpert.com/mortgages/house-buying-guideWill even be useful for people who are part way in like Sparky.
