Some more pictures of the same walk further in. The other side is my kitchen and living room. Looks like I'll need to call the insurance company tomorrow. I'm also going to get in touch with the council as the rest of the upkeep of the estate is run by lambeth. I doubt they'll accept any responsibility but hopefully I can persuade them to put up some more bollards to stop anything else happening

How old is the building? Wondering if they might be settlement/movement cracks.
Any marks at bumper height? Any of the regular cars with dented bumpers? -

It's a 60's build. They all seem to start lower down. Not sure about regular cars etc.

For your own peace of mind, measure it, and take a photo with a ruler (half mm markings, if poss). Keep an eye on any change. Also keep in mind that there is a gap between that wall and the wall of your kitchen/ living room, and it's the inner wall that supports the rest of the house. -

Does anyone have any experience / knowledge of buying property from Network Rail - there's a kink in the fence between us, our neighbours, and the railway line - straightening that kink would give us another 5m^2 of garden, and not encroach on the tracks.

Generally, if the land is not required for operational purposes, you will be able to negotiate with NR. Phone the national enquiries line and ask to be put in touch with the local Maintenance Protection Coordinator.

That means they are too big, in file size terms. Not the most helpful of error messages.
Resize them using a photo editing app or a specific resizing one.

As said, photos too big. Need to be under 3MB each (most modern mobiles with loads of megapixels end up with files bigger than that).

The best deal on my remortgage seems to be Tesco Bank. I didn't realise Tesco did mortgages but they look OK from a bit of googling. Anything to beware of?

i have a mortgage with Tesco bank - they were appalling to deal with from the start and really fvcked me about which led to me going onto the SVR which wasted a few hundred quid needlessly
their rates were low when I applied though (I'm paying 1.59 on a 2 year fix from last August with £195 fees which was quite cheap)

There hasn't really been one thing that has caused delays. Its more a case of a few days extra at every stage. That said, there have been a few minor surprises in the lease which are now accounted for.
Our solicitor reckons we are on course for completion next week. Hopefully we will have one day of overlap to do the move.
Can't wait to move. We do like living in SE1 but we are starting to become aware of the almost literally constant sirens and other noise. Central life is not for us.
